The board finally caved and denied the hotel variance for the old Pizza Hut site. Our neighborhood is safe from this monstrosity because we refused to back down against their greedy zoning scheme. Keep your eyes peeled because we are watching every move they make from here on out.

We, the undersigned, request a denial of the application for zoning variances for a 50-foot hotel at the "old Pizza Hut" site on 1545 U.S. Highway 46, Fort Lee, New Jersey.
Fifty feet is too tall a structure for the area, would significantly impact property values, cause noise, light and litter pollution and water runoff, as well as traffic and crime issues. It would be highly detrimental to the quality of life in the quiet "Highwood Hills" residential area of Leonia, New Jersey.
Please deny the use change in this C5 Highway Development Zone to a hotel use, and ensure that anything built on the property be in keeping with the nature of the neighborhood, be no taller than 35 feet and stay within set-back rules.

The developers behind this project thought they could steamroll over our neighborhood without a fight. This massive surge of support proves they were dead wrong and now our local council knows we are not going to back down.

There's a big difference between a restaurant using our storm water drainage and a 5 story hotel. Should not be allowed.
Please do not grant a variance for this structure. The traffic/parking issue alone will cause a huge safety issue; additionally, I agree with other commenters who say that it will negatively affect the surorunding communities. What is the benefit to these residents? Put in a nice restaurant and respect the current zoning!
Ingress and egress are terrible! This dangerous and will increase traffic on Bergen Boulevard which already backs up regularly! The proposed height would tower and cast a shadow over Leonia properties.
This will effectively be a 50 ft wall which will cast a huge morning shadow changing the environmental landscape. It is also a traffic hazard to Bergen Blvd and Rte 46 traffic as patrons attempt to cut across Bergen Blvd to get on 46 or cut in front of at speed traffic on 46. Stop this madness. Ft Lee will need more cops to respond to Motel madness and traffic accidents.

It is too tall, pushes too close to the neighboring properties, and the lights of the parking lot will significantly affect neighboring properties as well. It's inappropriate for Fort Lee to allow such significant variances for a building that will have no significant impact on Fort Lee itself, but rather on Leonia.
A 5 story hotel on that corner is insane. The Pizza Hut that was there probably went out of business because that location is too complicated for traffic getting in and out. (So the proposed hotel would have to do something that would make it even worse. There's a big difference between a restaurant using our storm water drainage and a 5 story hotel. I hope our neighbors in Fort Lee will place the onus of breaking long standing zoning laws on the developer rather than on the residents of a town that merely want to play by the book. Building this hotel would be another capitulation to short-sighted greedy capitalists that don't care about the concept of community.
There are plenty of other commercially viable uses for the property that don't require a variance, and that would not have such as negative impact on your neighbors in Leonia.

I am concerned about: 1. Increase in police activity in and around that area 2. increase in traffic 3. public safety - transients 4. the negative impart it will have on property value
