We just purchased a home at 10019 Wintercrest Drive because we like the privacy and quiet. The new Hickory Grove development will substantially increase traffic on 54 and change the rural setting East of Ashland. I am against this new development.

Why another development that duplicates existing businesses for which there is already insufficient demand? Some have closed, leaving empty buildings. The traffic impact is underestimated. There is already planning for such development, Why destroy more rural land?

I am opposed to yet another misfit project in Hanover. I refer to the high density housing project Rutland Grove, Wegman's project and numerous others that have cropped up recently. This proposed project is no better. Just say NO!

Unlimited commercial development needs to stop in Hanover. This type of suburban sprawl is detrimental to the character of Hanover County and will adversely affect neighboring communities like Ashland by burdening crowded rural roads and straining local services.

No commercial - residential is better for this side 95 (already too many empty abandoned properties which should be revitalized since roads can already handle that traffic) east side of 95 should remain strictly residential - to keep the rural feeling of northern Hanover. PLEASE VOTE NO!!

Shameful. Hanover County needs to preserve what little bit of country feel that is left in the community. Think of “the people “ first instead of the kickbacks.environmental factors matter.

There are several abandoned commercial locations within less than a mile of the location for this planned project. There is no reason to build more commercial structures when there are some within several hundred yards that already can't stay open. There are already 10 other gas stations within a straight line mile and two within 400 yards. To add another gas station or fast food restaurant in this location would not benefit the community or the county. In fact, it would likely lower the property value of the surrounding neighborhoods, thus lowering the county's tax revenue in the long run, especially if these new commercial properties struggle as they do in the town of Ashland. In town, there are several different restaurants, motels, and strip mall stores which cannot maintain enough business to keep the doors open. The restaurants and motels have become major eye sores and have been abandoned for multiple years - in some cases approaching a decade. To build more commercial properties which will functioning in the same or a similar way to these previously failed commercial businesses would be a bad decision that would cost the community and the county for far longer than any benefit they could offer, if there is any benefit at all. The only ones who stand to prosper from this project is the developer.
