We're asking Bowie Plan Properties to implement the following changes to the design of the Bowie House Hotel to "maintain the neighborhood commercial scale and character of the historic section of Camp Bowie Boulevard bounded by Montgomery Street and Interstate 30" as outlined in Fort Worth's 2020 Comprehensive Plan for Arlington Heights.

1. Limit the hotel height to 36 feet (3 stories) to match the scale of the neighborhood commercial development along this historic boulevard and increase privacy for neighboring residences.

2. Increase the front yard setback to a minimum of 10 feet

3. Increase open space in the design plan to 40% from the waiver-approved 21%. Neighborhoods surrounding the Bowie House suffer from flooding from storm water runoff and creating more impervious surfaces will increase flooding.

4. Develop a parking plan that will not lead to backups on Camp Bowie or street parking by hotel, restaurant and bar guests.

5. Develop a traffic plan that will not increase traffic on Dorothy Lane, Clarke Avenue or Watonga Street.

Updates

September 25, 2020

I have submitted a formal request for a meeting with the Bowie Plan Properties development team to discuss the specific zoning concerns outlined in our proposal. Legal counsel is currently reviewing the Fort Worth Comprehensive Plan to ensure our demands align with the existing municipal framework.

September 25, 2020

The scale of this response confirms that our neighborhood concerns remain the primary focus for our community. We are finalizing a formal letter to Bowie Plan Properties outlining our specific demands for the site design. Expect a report on their official response once our meeting requests are processed.

I live right across the street. I might be ok with it if it was smaller, but the height is my main issue. It is out of place in a residential neighborhood. 1206 Dorothy Lane.

I would like to see any noise or music waivers removed. Lighting needs to be addressed as not to impact the neighbors. I don't like when a developer tries to cram a size 12 foot into a size 8 shoe.

I grew up on "The Bricks" and firmly believe in historic preservation of the old WWI army base inasmuch as possible. This hotel and condos are very nice but there is not enough acreage (1.83 acres) to accomodate everything that the developer is proposing. It should be downsized. Failing that, it should be located somewhere else in the city, not on :The Bricks".

That streetscape is huge, too close to street (where’s the green? This is an old growth neighborhood) and definitely too tall. Scale it all back to fit in physically and the project will be neighborly too. Please don’t develop away the charm of the place we call home.

I was born and raised in Fort Worth and at age 86, I have witnessed many historic buildings be destroyed for the sake of progress. Please help to preserve the history of our Camp Bowie Blvd by listening to the residents who have long family histories in Fort Worth.

control Camp Bowie and bordering street traffic. You must incorporate parking underground, or provide for it adequately at the surface level. Otherwise it will cause traffic headaches for all.

Count me in. Four-story building on Camp Bowie yeah it’s got to be in tune with the neighborhood and Camp Bowie I mean the tallest building on Camp Bowie‘s two stories now we’re going to have a monstrosity of four stories.
