The HOA fails to be responsive to the needs of the community. The stated goal of the HOA is to maintain and increase the values of the homes in the area. How can this be when they do little to enforce the covennant such as allowing people to keep junk in their yards and allowing people to have their grass grow to over a foot.

Since you speak so highly of this Mike and 1 other person, you are probably one of them or friend/family to one of them. Perhaps they should hire some others to help them rather than taking on this entire community themselves. You are the only one who is giving kudos on this HOA out of all these comments and we have a good start on signatures. I have seen MANY communities handed over to the homeowners that have been very successful so what makes you think this community couldn't handle it!? At least things would get done right by us taking over.
The trees are not replaced on a regular basis because we were the ones that complained about all the dead ones a few years ago that sat dead for months! Funny how we complained and days later they were getting replaced. Hmmmm!!!!
Perhaps they should just toss the rules in the trash because we see so many violations not being taken care of so why have rules if they won't be taken care of?!

We were one of the first homes in Heartland Crossing. Although we have had conversations with Mike and his staff we are pleased with how they handle compalints. You are correct in saying tha the snow removal should be handled by the coun ty, but if we waited for them it would never get done and when they would do it then it would only be the main streets. So the homeowners decided to have plrivatge contractors do it As for road repairs the countyis responsible for all of the streets in Heartland. Did you notice that Hendricks county has already repaved in the main entrance? Trees are replaced on a regular basis when the need occurs. Parking is a huge problem as many residents park in the street which is forbidden by the covenents. Mike and his staff send out letters and tag all illegal parking when they see it. All homeowers who purchase or rent are provided with the covenents and made to sign them as part of their closing. We as owners should get involved with helping Mike and his very limited staff (1 person) in enforcing the covenents. A little bit of pressure from residents on violators goes a long way. We could go ahead and start litigation against the violators and get high priced attorneys involved. Then there would be a petition started for the increase in HOA dues. If you think that handing over to the homeowers is going to get things straightened out and corrected then you probably believe in the tooth fairy also. To Mike and his staff (1 person) keep up the good work and I will fight to keep you.

Yes! Those men are constantly in the area mowing but somehow years ago they kept missing the fact there were a ton of dead trees in the common area. My husband is the one that finally contacted the HOA about the gross dead trees that lined the main drag. They were all replaced shortly afterwards.
It's like all they care about is mowing certain areas and planting a crap ton of flowers and plants that don't get taken care of either. It's ridiculous!

I also have been through a neighborhood that was handed over to the homeowners a long time ago and the place is very nicely taken care of. Better than ours by far!

We aren't necessarily doing this to get rid of the fees or make them less, we are doing it because technically it should have been handed over to the homeowners a long time ago as well as we would like things to get done right and in a timely manner. It's not just about the snow removal. It's so much more than that.
Our money doesn't go toward all that it should.

I agree they need to go! I called 3 times last summer about the mowing crew not weed eating all summer, and the common area behind the Colony wasn't mowed for about 6 weeks. The black fence was also brought up, and pics sent of the damage including termites! The response to the mowing was we'll let them know, and the fence response was they were taking bids to have it repaired in the fall. It's now mid February and the fence hasn't been touched!

I agree this neighborhood is on a downward spiral and that many of the issues stated here are important. However, I feel there is a misconception that if the HOA goes away then suddenly we will pay less and dues and somehow get more benefits. The fees we pay go for snow removal, care of the acres of green common area, and the upkeep of the playgrounds, tennis courts and other recreation areas. The snow being pushed into our driveways is a problem; however, there is no other way snow can be removed from the streets. Extra time to clean out the entrance to every driveway, multiple trips to clear away slush, and salt to make the streets "dry" all cost extra.

I truly don't see my money being used at all. The streets by my house are still 100% covered in ice. All I can admit to seeing is the grounds crew constantly apply more chemicals to the common areas.

I hae recently drove throught a neighborhood where the HOA is handled by the home owners and the strets are clear. Why are we paying so much money for our streets to be completely ice covered?

I have a neighbor that parks the car in the middle of the front yard every night. The lady at the office says when she drives by she never sees it. I don't think they even care.

So bad on removal that the slush froze causing a car to miss the turn...go straight into my neighbors yard. Luckily it was weekend,as its the same spot our children wait for the bus.
