Goosepond Island P-2 Rezoning Opposition

Keep the peninsula residential only and in kind like the other five developments.

Every aspect of this proposal by the recently created out of state LLC with no prior development history as a legal entity is inconsistent with the existing residential properties and development on the island. High density apartments/condominiums/townhouses, much smaller residential lot sizes (25% and less compared to neighboring homes), multitude of driveways directly connected to high traffic Goose Pond Island Drive and North Shore Drive, commercial spaces that will need to attract non-residents of the neighborhood to survive, storage facilities in a residential community, multiple 30+ slip boat docks in a very tight cove, amphitheaters, promises of a second entry/exit road sometime in the future, recently created LLC by out of state developers with minimally documented prior development results as a team, undesirable development options permissible under P2 planned community zoning, unknown infrastructure (sewer, water, storm water, traffic) and environmental (wildlife, tree removal, storm water, construction runoff) impacts, absence of any dialogue with adjacent neighborhoods prior to presentation 3 business days before the planning commission vote - each of these items separately and most definitely combined together give the majority if not all of the existing Goose Pond Island residents who have invested in their dream homes including some in or nearing retirement multiple reasons for concern, uneasiness, and resistance. The planning commission and the city council need to fully vet this major zoning change request and allow time for all interested parties to participate in a well publicized collaborative thorough process before making an irreversible decision.

No to the P-2 rezoning

This is one of the worst proposals that could possibly be done to the existing homeowners in this area. The significantly more dense placement of homes on lots only 25% the size of adjacent properties will adversely impact property values and lifestyles of our existing communities. I strongly object to this rezoning request and advise our community leaders to hear what the people are sayin. Money is not the end all of life; do not support the developers proposal and kill a unique setting in Scottsboro.

The 3 phase development plan of Southern Summit Group would be detrimental to existing archaeological sites on Goosepond Island.

City council will be re-elected next term if this passes

Parents are retiring there and are building a home, I can't trust an LLC that was built 4 months ago and could've possible left other places in shambles.

NO TO THE P2 REZOING #LOTS 100 & 101 IN THE PROMENADE AFTER ATTENDING THURSDAYS 3:30 MEETING THIS COMPANY AND ITS INVESTORS NEED TO BE INVESTIGATED MORE IT WAS BROUGHT UP THAT THEY MAY BE ASSSOICIATED WITH 2 OTHER PROJECTS THAT WENT BELLY UP AND LEFT THOSE COMMUNITIES WITH A MESS , I ASURE YOU THERE IS NO POSITIVE TO ARE COMMUNITY FROM THIS PROJECT WITH ALL THERE SMOKE AND PRETTY PICTURES. please do your research! these people are NOT planning on building what is in their proposal. they present this to make it appealing to us. they are running a scam! it is a new investors scam, rezone the property to multi use and flip it for huge profits. this is a new company with very little research that does not make any sense on a business standpoint. it's just to flip the property for a profit because multi use land I way more valuable than r-1 land. please put a stop to this or we could have way worse that what they are proposing built there and probably will if this goes through!

Home in The Oaks. Problem with development is density. Others in area require a turn into neighborhood. This development will make Lakeshore drive a neighborhood and create huge potential bottleneck on and off the island. Way too dense for current or proposed infrastructure.

We have children. We moved away from a city for a reason. We respect progress and development, but we want homes only to remain residential and people invested in the community. The plans are not at all in line w/ a safe environment we want for our children. This is a wildlife habitat area as well and you will kill much of their homes and ecosystems destroying so much land. Trails, parks and community areas w/ nature, along w/ homes is fine. Living amongst the nature. Apartments, restaurants, storage sheds and all of those things is not okay. That isn't long term care invested people. The roads are honestly dangerous enough already. This plan absolutely destroys the neighborhood. Destructive plan. Find a better way.
