I am strongly opposed to the proposed huge condominium complex in Gettysvue subdivision. This construction will be against the restrictive covenant of Gettysvue and was never disclosed to us when we bought our house several years ago. This large Condominium complex will overwhelm the nearby school and stretch the resources of both the subdivision and the community. Building a large condominium complex in the middle of single family homes will destroy the beauty of our subdivision and should be strongly condemned.

My husband and I are resident and we firmly oppose the condo project for all the reasons previously articulated by many others.

My wife are new residents and we strongly oppose the condo project. We agree with all the reasons listed. The most important reason, in our view, is the fact that the covenants do not allow for this. If we are to ignore the covenants that we all agreed to, then it becomes a very slippery slope very quickly. I would propose that Mr Watkins read those covenants and address specifically how his project aligns with those covenants. If he cannot, he should move his project elsewhere outside the jurisdiction of the GETTYSVUE HOA.

I am against high density development at Gettysvue for a few reasons - 1. Traffic considerations into and out of the area at peak traffic times - there would need to be substantial consideration for widening of Westland to accommodate peak traffic, as well as additional signal lights on Westland to meter traffic in the area. 2. Geologic and endangered/threatened species considerations - several geologic formations exist around the Sunken Creek area - specifically Mudflats Cave, which includes a candidate for Federally endangered species - Berry Cave Salamander (a Tennessee Threatened Species, with development at Gettysvue being specifically called out in the Federal Register). [Federal Register, Vol 76, No 55, pg 15922; and Niemiller et al. 2010b, p. 11]. Additional sitework and added runoff will contribute to further siltation of the cavern and related geology and further threaten a candidate Federally Endangered species. Additionally, site work could impact geologic formation to aggravate sinkhole formation, etc, creating habitability issues of the site in question or in nearby construction. If development continues to be pursued, significant traffic, geologic, and threatened species studies should be conducted - as well as significant steps taken to mitigate and remediate issues caused by the proposed construction. I believe such engineering mitigations and study related steps required to address the issues of excessive construction in this area will render the proposed construction inadequate to ensure profitability of the sale of condos, resulting in substandard construction and quality of the development. It is for these reasons, I am opposed to the proposed development at Gettysvue.

I've lived in Gettysvue for 22 years. This condo project will increase traffic as well as additional flooding on the course properties. I live on the 9th tee box and the current rains constantly flood my property. I am opposed to this project.

I strongly oppose the construction of a 90 unit, 4 stories condominium complex to be located at 913 Gettysvue Drive. This proposed complex will restart the image of our subdivision of mostly single-family homes and add undue burden to the resources of our community. It will also destroy the value of all existing surrounding homes. I am therefore vehemently opposed to the construction of this proposed condominium complex in Gettysvue subdivision.

I strongly disagree the high rising project that adding almost 90 units in our community. It violated the original policy that the number of resident allows to build on an acre of land. Adding 90 units in a small area is unacceptable. It will cause a lot issues on safeties and traffics to the area.

Gettysvue have maintained its real estate value compared to the neighboring properties and we want it to be that way. Condos will affect the value that the owners have created in their real estate. I do not support the heavy traffic and noise that a condo complex will bring in. I purchased my house so I enjoy the country club environment and the surroundings.

We would not have bought in this neighborhood if we would have know this additional expansion was being considered.

Violation of neighborhood building codes. Traffic congestion. Water run off issues. Strain on utilities.

I am against the development of any new condos in the Gettysvue subdivision as it will devalue our existing property, add additional traffic to an already busy and dangerous road for pedestrians. The Gettysvue Golf Club will also be negatively impacted with obstructed views and changing the current golf course design.
