Forest Hills Homeowners’ Petition To Arlington County In Opposition To Proposed Development of Club Manor Estates and South Queen Street Expansion

I apologize for not having signed before because I was out of the country. I do oppose to the new development.

Arlington County may want to remember... just because we can develop a piece of property doesn’t mean we should develop the property.

Dont want to loose green space of FHCA common area between 2413 and 2426 South Queen Street, which had been a playground and gathering spot for many families.

I am 100% AGAINST the proposed development of the Club Manor Estates and South Queen Street Expansion in Forest Hills.

Knowing about and personally experiencing drainage problems as well as all the other issues around the proposed project, we are very concerned about the impact on our community and our lives. 2403 South Queen Street

I agree with my neighbors in opposing this development. I have already experienced foundation issues/water issues. Adding additional houses to this area will only make the problem worse for all of us.

There is no way a new development can go in there. We live below it in Forest Hills and know that the land on this side of the ridge is unstable. Structurally, I have serious doubts that this will work in the new homes and will probably impact my home as well. Of course, it will take years to find out the impact, meanwhile developers continue getting big pay from sweetheart deals in Arlington. Please stop this from happening!

My husband and I do not want this development to go through at the end of our street S Queen St. It will be more traffic and there is little space to put a road.

I strongly oppose this development project and echo the concerns and objections of my fellow petitioners re: environmental impact on Arlington Ridge and FH community, traffic/parking, flooding and erosion, neighborhood aesthetic, loss of community green space/play area for children, etc. The recommendations of the Arlington Ridge Neighborhood Conservation Plan should remain in place. The zoning of that land should not be changed.

There has been no rationale or proposed benefits given for any need to change the zoning and go against the Arlington Ridge Neighborhood Conservation Plan for this project. The property was purchased with the zoning known to the buyer(s) and their ask is clearly excessive.

I am in extreme opposition to the development of Club Manor Estates and any expansion to South Queen Street. I moved to my property at 2367 S Queen Street aware of the Arlington Ridge Neighborhood Conservation Plan. With that insight and the fact that I wanted my children raised in an intimate cul-de-sac, I purchased the home that we reside in. Any actions to overturn the unanimously accepted Plan would violate the rights and expectations of those that currently live in our neighborhood.

Do not approve this construction. You will destroy a huge animal habitat.

Totally oppose this development. We do not have the traffic infrastructure, road/bridge construction /maintenance; nor the sewage capacity to handle more development for 10 more years. Fix the infrastructure FIRST !

Which of the County government's stated goals would the proposed townhouses meet? Surely not the preservation of rapidly dwindling green space.

I am concerned with the overdevelopment of Forest Hills.

I agree with our neighbors' concern with the environmental impact. The loss of tree cover appears to contradict the county's frequently stated goal of maintaining green space.

Loss of even more Arlington green space for high density residences that add to increased traffic, tighter parking, and water run-off problems—problems that are already present on Queen Street. The neighborhood character would change dramatically, and no re-zoning should be authorized.
