Forest Hills Homeowners’ Petition To Arlington County In Opposition To Proposed Development of Club Manor Estates and South Queen Street Expansion

I live at 2420 south Queen st. This development will lower the value of my house considerably, by transforming a quiet cul-de-sac where dogs and people meander, to a busy thoroughfare. Also, it will rob me of the ability to park on the circle in front of my home. The proposed 12 houses will create erosion and flooding problems, make plowing infinitely harder...

We need the trees to prevent flooding of home on South Queen Street. Without trees we will not be able to absorb the rain.

I oppose the proposed development for its inconsistency with the neighborhood community conservation plan, possible environmental and drainage impacts, and adverse impact for Forest Hills community.

As established residents it would seem logical to demand a complete environmental study for the possible erosion effects the development might have on FH. This project sounded like a "done deal" at the meeting without any concerns as to how it will effect our community.

I oppose this development project because I don't feel that this property is the right fit for development. Once all the trees and landscaping is removed from the hill side and the land is reshaped for building there will be greater risk of the hill becoming unstable. Since this project is on a hill side there won't be anything left to collect the water run so as a result the water will flood the homes of Forest Hills.

Loss of tree canopy and natural habitat, safety and security, traffic will all be impacted both on Queen and Rolfe Streets and are major issues.

While new development may be useful, the addition of 12 units that are not part of the association could change the landscape with FH. 2413 and 2426 will suffer tremendously with possibly over 20 new vehicles driving past their residence on what would be a narrow road. And, of course, parking would become difficult. I could support a smaller development of single family homes, or possibly fewer townhomes that either become a part of, or associate with, FH.

The ridge has trouble supporting all of its current development. Do not exacerbate an already precarious environmental situation.

I’m especially concerned regarding environment impact! Erosion from Pierce Street to Queen is already a major issue to homes on east Queen. Loss of the tree canopy will also be a major environment issue.

I oppose the development of Club Manor Estates and S Queen St expansion!!
