While rent control may appear to help current tenants in the short run, in the long run it decreases affordability, fuels gentrification, and creates negative spillovers on the surrounding neighborhood. Policies like these will deter developers from building more homes, which as a long term result will only worsen the housing supply. The only viable long term solution to a housing crisis and escalating prices is to build more homes in a free market economy.

If you want to see how rent control works, just look at all the wonderful tents people are living in LA . Rent control takes away builder incentive , plain and simple.

For the reason listed in the petition & economic experts, trying to stabilize rent as proposed by City of Salinas will not work. Rental housing is a business investment, if it does not pay the bills it has to be sold and there will be fewer houses available to rent. To stabilize rents, possibly start with government deficit spending and low-cost housing building incentives to solve this problem not trying to control the rental housing market!

I am opposed to City of Salinas’ rent stabilization efforts. It is a sure way to reduce inventory in the short and long term, and spend money on the wrong cause. We need more affordable housing not rent control for existing inventory. Rent control does nothing, in fact diminished incentives, to create more affordable housing. Focus on the problem not the symptom.

Trying to stabilize rent by government mandate will only make housing more expensive. The price of rent is controlled by return on investment and demand. Inflation and all costs related to maintaining a property , including taxes, insurance, management costs, eviction costs, utilities, water heaters, heaters, plumbing, roofs, and maintenance materials, and the cost of money (interest rates) to finance the property investment have all increased disproportionately higher than rent charged. Rental housing is a business investment, if it doesn’t pay the bills it has to be sold and there will be fewer houses available to rent. If you truly want to stabilize rents, start with government deficit spending (inflation), “green” energy mandates and low cost housing building incentives to solve this problem, not plugging the hole in this dike with your finger.

Rent control is an absolute mistake. It will destroy the progress made to better the community and without question properties will deteriorate. You need to allow the community time to increase the quantity of housing and the rents will organically stabilize.

Rent control is an artificial control on the housing market. Rent control discourages the supply of new dwellings which will in turn make the availability of housing more difficult for those in need of it.

I am not in support of the Rent Stabilization Ordinance - I have been very responsibly been keeping rents on my properties low and this government interference will penalize me for being a “good guy” by helping my tenants -Why would you want to impose these restrictions and associated fees? Landlords will be forced to stop maintaining their properties and neighborhoods will go to hell - Wise up
