there are many reasons housing is expensive, least of which is the behavior of a few bad actors. Relying on extra layers of bureaucracy and ever increasing amounts of complexity to solve problems is never the right answer. And its not like property owners are completely unregulated; state laws limiting increases are already in effect. There are 484 cities in California. Can you imagine the chaos if each and every one of these jurisdictions drew up there own set of rules. This world would be a complete waste of time for all involved.

Rent control decreases the amount of income available to maintain a property. Non rent control properties tend to be much better maintained.

I know the high expenses to turn a destroyed vacant unit, I know how costly is to maintain a habitable unit for a family.

As a landlord I understand that many tenants find rents very high. But it only takes Zillow and a mortgage calculator to see that it’s not Landlords that are gouging its just that home prices, interest rates and cost of doing business is high. I own two ‘doors’ Salinas. I’ve own 1 for about 4 years and another for about 20 years. All things considered, I’m not sure that I’ve made much over other things I could have done with my money instead of providing an affordable house to my tenants. And I get more cuffed like a criminal? I say no to the Salinas rent stabilization ordinance

Reflect on this… the City of Salinas ( with I think good intentions ) want to protect tenants in their jurisdiction by imposing “rent stabilization & tenant protection “ ordinances. unfortunately, we, as the landlords appear to be left out of this process, and have not been given a voice to explain what the order’s ordinance will do to our abilities to maintain our properties in excellent condition, and keep up with operating expenses that have risen dramatically over the last 5 to 6 years,…..for example Insurance… just paid my newest premium and that went up 34% and I was told I should be happy I still had coverage in California, then you can look at our sewer bills, trash pick up bill, water bill, electric bills, cost of plumbers, gardeners, handyman, and material costs….lastly, How about those interest rates that have increased from 4% to seven % ?
Doesn’t the city of Salinas have an equal responsibility to protect us as the property owners and landlords too. That certainly doesn’t appear to be the case . , And you look at the jurisdictions that have imposed, these type of draconian measures, their housing environment have just gotten worse, not better for both tenants & property owners.
I strongly encourage the city of Salinas rethink the ordinance they want to impose.

To me being a landlord is a ministry. As a retired teacher with a verly low retirement income, I do need the rental income to make ends meet. Yet every time an upgrade takes place, I am deprived of that income until all the costs are covered. Having been the daughter of mirgrant workers I learned discipline and sacrifice. As a responsive landlord who wishes to maintain the rentals with respect for the tenants, the profit margins are tight. Please make it possible for dedicated landlords to continue providing lovely well maintained living spaces. Please oppose the Salinas Rent Stabilization Ordinance.
