The market will take care of rents. Govt intervention will ultimately reduce housing supply and make the situation worse.

This ordinance is unfair to renters and property owners. The impacts of this ordinance have not been independently studied or analyzed. The impact of the City of Salinas's future growth areas has not been analyzed or discussed and findings incorporated into the discussion. This is a very important issue, these decisions could have drastic impacts on tenants, landlords and general property owners. It's seems mostly politically driven, with limited care regarding the overall social impacts which we know little about because no impact studies have been performed or analyzed. All property owners, not just landlords, will be impacted by this ordinance.

This is my only rental property. I have invested in this property in order to supplement my retirement income. I also have to deal with my own increased food, medical, housing, transportation and utility costs

As an out-of-state property owner and long-time resident of Salinas, I vehemently oppose this rent stabilization ordinance. Renting property continues to be significantly cheaper that owning a property. If landlords can not increase rents sufficiently to cover rising costs of utilities, insurance, increasing mortgage rates, taxes, services and repairs, owning a rental will no longer be an appropriate investment choice. This will force sale of rental property and reduction of available rentals in the market. Any rent increase restrictions must sufficiently take the needs of owners into account or Salinas will end up with significantly reduced rental units available. We urge the city to not restrict rent increases beyond the restrictions as set in State law.

Please oppose this draft ordinance. This hurts average homeowners and military like me who just want to rertire back in Salinas one day and I have to be able.to keep up with inflation to do it.

Strongly opposed to this ordinance. If this passes, landlords will be unable to afford offering long-term rental units.

Please consider this a plea to reevaluate this and come up with a more balanced and effective solution. This is in no way fair to people that are trying to provide decent rental housing.

I oppose the Salinas Rent Stabilization Ordinance. Landlords should not have to subsidize renters. The costs of maintaining properties is extremely high, which does not seem to be a consideration.

Rent controls will not lead to stabilization. Anyone with a basic understanding of Econ 101 know this ordinance will, over a course of years, lead to less available rental properties as owners like me sell and the properties become owned primary residences (based on the lack of available inventory in the market for SFRs)

At some point these types of restrictions on landlords will force owners to sell their properties as they will no longer be a viable rental investment. This will absolutely shrink the available rental units for tenants and it won’t be good for anyone.

This is not the answer. Look at communities with this sort of legislation in place and see 1-the lack of affordable safe housing 2-the condition of the existing housing stock. 3-the quality of life of the citizens within the community. Please stop and reconsider this.

I oppose the one sided Salinas Rent Stabilization Ordinance. Rents are actually currently lower now than last year. The market is self correcting and all this ordinance will do is create another problem. Rent increases are a responsible way to cover the ever increasing expenses and maintain properties.
