This ordinance is not the solution for tenants nor for homeowners.

How about protecting the landlord from horrible tenants....?? Maybe, landlords need to raise the rent now before this ordinance gets passed?

Like us, most owners can't afford the terms of this ordinance. There must be a better compromise to control those inhumane owners that are taking advantage of others.

I oppose any restrictions on rental housing

Rent stabilization will no doubt result in fewer units available and lower quality of life for tenants. It always ends with shortages. The recently passed existing statewide housing law for rent stabilization (AB 1482) already provides a good balance. Further regulations are not the answer.

If rent control stops improvement of properties, then the tenant lives substandard because homeowner/property owner can’t afford upgrades. I don’t see anything about property insurance help or property taxes being lowered to help the cost of owning rental, properties. It can’t be one sided to be fair.

The impact of rent stabilization will push owners to sell their properties resulting in fewer rental units. Owners need to be able to collect reasonable market rent in order to cover increasing cost to maintain properties in California.

Once again government is sticking it's nose in a place where trying to make things better it makes things worse.

mplementing a rent control ordinance, while well-intentioned, can have several adverse consequences. It often discourages new construction and investment in rental properties, as developers and landlords are deterred by the prospect of limited returns. This reduction in housing supply can exacerbate the very problem rent control aims to solve, leading to a scarcity of available units and higher overall market rents. Additionally, rent control can result in poorly maintained properties, as landlords may lack the financial incentive to invest in upkeep and improvements. Ultimately, these unintended consequences can harm both tenants and the broader housing market, making rent control a counterproductive policy.

If everyone sells their rental properties due to draconian laws like this, where will the renters live? I believe this will harm the rental market more than help it. Inflation should be the problem of the government- not the landlord!

The majority of owners are small single family owners and can't afford the terms of this ordinance.

Costs of ownership, utilities, maintenance, repair have all increased far more then the rent. Rent needs to keep pace with inflation, otherwise properties will get neglected. Let capitalism work the way it's supposed to, without intervention. If you want rents to come down, make it easier and cheaper for developers to add more supply!!! This is simple beginner economics.

Too draconian. As a landlord I have had to spend thousands repairing damage done by tenants that I had to pay for attorneys to get them to move.

Please protect my rights and property. I just want to rent my house to others and move back into my home once I retire. I want to provide reasonable rent but can’t shoulder the costs of tenants having more rights to my house than I have or government supplementing tenant rent or privileges at the detriment of the owner.
