Let’s find a fair way to solve the housing crisis, restricting rent increases while landlords’ expenses continue to increase with inflation will drive some properties off the market or prevent needed upkeep of properties.

Very unfair doesn’t account for increases in costs or inflation. For example the sewer bills tripling in the next few years.

I oppose the rent stabilization measure that is under consideration. We landlords barely make a profit with older buildings between the taxes, operating costs, the constant turnover which requires fixing units up again, it is becoming very difficult to be a landlord.

Rent control is not the answer. More housing is. Passing rent control will only limit new investment in the area, further exacerbating the issue. Plus, there are unintended consequences. If rent control is passed, every landlord should immediately appeal their property tax assessment. This will result in the City having a smaller amount of funds for local schools. As for the proposed rent limit, any cap on rent that is below CPI by definition does not allow for a reasonable return to the landlord, in fact, it guarantees decreasing net operating income.

As a lending professional and head of one of the largest mortgage banking offices on the Central Coast, I can tell you this will negatively tear at the fabric of our communities. The unintended consequences of this ordinance will be less homeownership, lead to slum lord conditions that will affect the health and safety of our communities.

This would be fine if you could keep property taxes and insurance from going up, which of course you can't. Not to mention increase cost for any repairs and maintenance. I try to keep rent as low as possible but still make little to no profit as these costs keep increasing

The restrictions in this state are already too severe. This amendment would make it so much worse.
