To Whom It May Concern: From someone that is concerned, Rebuttal to POA Thanksgiving Letter Yesterday I became aware of the POA Thanksgiving Letter, and though this is for me a quiet time of year, and I am reluctant to speak out, I also feel compelled to contribute, for your consideration, additional information countering the so-called POA assertions. The Thanksgiving Letter repeatedly states the POA is legal but the letter does not provide any proof . The so-called, self-identified Baca Grande POA has received a certified letter dated 9/5/2017 speculating that its legitimacy may be in question and asking for ensures to three basic questions before consent to be governed and fined by the POA is given. If you have problems with the POA this might be a place for you to also start. This is the core of that letter: (POA)….. “apparently, has no lawful standing authority according to US Code Title 18, 241 and 242. Please provide answers for the following questions: 1) Can you please provide all legal identification and credentials for the record, including active oath and bonding agent information? 2) By what lawful standing authority, jurisdiction, and consent laws are you acting under? 3) Please provide all lawful documentation that gives jurisdiction and consent to the “alleged violation” including a wet ink signature contract. Please respond in writing via registered mail with answers to these questions within the next ten working days. Thank you for your attention and due diligence to this matter. Kind Regards, ”……… The so-called, self-identified Baca Grande POA never responded to the letter. The POA legitimacy is definitely in question regardless of what the Thanksgiving Letter claims. The so-called POA and its holiday propaganda campaign may or may not succeed. However it is likely the POA Thanksgiving Letter will only further alienate the people it claims to represent ( as well other inhabitants of the nei

HOA fees, taxes, water and sewer. It just goes on and on. My lot is on the market. I would love to sell and escape this nonsense.

I agree POA dues to high and property value too low. They have made promises for improving the area and nothing has been done. I have been a property owner since 1974 and on a fixed income. I have been trying to sell my property (because of the cost of maintaining it - POA dues, water tap fees and taxes - over $500 a year). Bought it as investment and will never be able to even close to what I have put into it. Due away with the POA.

I am a widow of 8 years. I can't afford this fee every year when my income is only 960 a month. I have to take away from having food and heat to have enough to pay this each year. I believe we have been paying for this Grant property, the fee, since 1978 or 79. I pay my bills. But this doesn't benefit me in any way. It has become such a burden every year. I hope someone can help. Thank you.

Thank you for taking the necessary steps to bring an end to this useless POA. Crestone remains one of the most economically depressed areas in one of the most beautiful spots in Colorado due to this self-absorbed POA.

I agree with this petition. I’m a non resident paying dues for vacant lots (2) and my dues have only escalated. Property values going in the opposite direction. I’ve been paying dues since the early 90’s.

Having owned this property since 1976, have paid way more in dues than the property is worth- I feel I have received nothing in return

Having lived and moved to many different areas POA/HOA are becoming such a thing of the past. I also am a vacant land owner in the Grants and purchased the land to provide a space for my horse and was willing to install a very classy nice fence and do things with great detail and neatness and was told I am not allowed to do that prior to putting a structure there first. I feel our land ownership is so taken away from us. The fees are way too high and strict which are very conflicting when you drive around site seeing. It is time for a new beginning and do away with something that is old news plus there is just an extreme amount of drama that goes on and it's very unprofessional and time to let it all go.

According to my experienced real estate agent daughter, these POA charges are outrageous especially since I have only a vacant lot. I have thought of abandoning this property in the past but it was to be an investment and now I pray that this POA will be disbanded for the good of these property owners. My lot number is 1463.

As a new owner, I am only confused by the intense building requirements making me feel I cannot even put my foot on my property without POA permission. Lot 294, Grants unit 1
