It's time to do something different. My dream of a tiny house in Crestone has been derailed by the BACA POA. This is a rural area...not the Dallas Forth Worth metroplex! Let us live and let live!

If this decision makes the development better - all for it. But don’t do anything if you’re not going to make the situation better. The development has not come close to meeting the marketing promises....

I have been paying my vacant lot# 1375 since 1990, there's still nothing on the land yet the land assessment rate has gone up to $380; making it difficult for land owners like myself to afford while I live on Guam. I wish to disband the Baca Grande Property Owners Association immediately.

The BGPOA is an unnecessary additional layer of "a shadow government" [my words] that is not needed.

It is unfair what THE POA as done to land owner. They force them to give up there property. with high POA Dues.when you are not living there,Also the late fees are unreasonable 12% LATE FEES WHAT??
So I had to give up my LAND
Where I wanted to retire.
Now my dreams are gone.
I had 2 lots there
It is one thing paying your tax,But POA And WATER I 'm NOT there to use any of this
My Lots was: 2186 and 4204
I HAD TO GIVE THEM UP COULD NOT AFFORD THEM OR SELL THEM.

Thank you Hal!!!! This is an issue near and dear to me.I have owned 2 lots in the Grants for 15 years with the dream of building and relocating. The diversity, and alternative/sustainable building community in Crestone and The Baca attracted me when my pops bought lots in the eary 80's. I was told when I purchased my lots, that the POA fees would partially go towards providing services in the grants and eventually to my block ( electric primarily) but I haven't seen any improvements to the area where my lots are located in the last 30 years! With what I have spent in fees for the last 15 years, it is equivalent to what a well and septic would cost. The interest of a POA should be to substantially improve and create infrastructure and some basic maintenance. It seems it has been nothing but stifling development with needless micro-management while lowering property values...
My lots are now worth next to nothing, the majority of lots around me are vacant..a depreciation/stagnation that MOST definitely has to do with mis-and-micro-management! The building restrictions/covenants have become structured in such a way, that very few of us are able to even step foot on our own property with out breaking a POA rule!...I feel like I have been getting fleeced for years, by a fraudulent appropriation of funds without consultation. The POA dues are far less here in EXPENSIVE Santa Fe, yet every lot in Eldorado NM, has had electric and phone services provided and a whole lot more in a community youger than the BACA! The restrictions/micro management of the Baca POA over the years, is contrary to the spirit which makes the Baca desirable to many of us! When people are spending $1000 plus per year on fees, seeing losses, and no improvements, positive growth IS being stifled !!! The POA should make it easier for us to join the community.I can't even park my van on my own property for a few days, to start planning a build, without breaking POA rules, it is crazy!!! Believ

Thank you for standing up for this cause. I have owned property in the Grant since the late '80s. What started out as a dream and $80 annual fees had grown to a regret of over $300 fees. Last year I paid back fees from $2008 and back taxes. Like everyone else, I can't seem to recoup my investment through a sale, although I occasionally receive offers for $400-$800 for the property. Something needs to be done and I appreciate your lead on this issue.

many many thanks Hal for doing your homework and speaking up for the people about these outrageous fees. I've owned my property since the late 1980's and still haven't seen it. Can't even sell it to recoup what I've paid into it. My other half keeps reminding me that it was my investment, talk about salting the wounds. Feels like I own a timeshare, almost time to cut and run if these fees continue.

I would consider the $1000 plus I pay in POA fees for close to 20 years a financial contribution to the community... I would have been up there building years ago if it wernt for the restrictions in place and heavy POA fees, which are twice the amount as the POA fees here in Santa Fe... The difference though, is the POA in which I live in Santa Fe, has provided services to all lots, built one of the highest rated schools in the state, paved all main roads, and developed hiking trails and designated common lands, a gym and swimming pool.. bike trails ect, ect... . I can't even go up to Crestone and park my van on my own property for a couple days without breaking a BacaPOA rule, and it's made it hard for many people to actually make the transition up to Crestone. I've paid way more in dues in the last 15 years than my property is worth. The BacaPOA as it stands is preventing people like me from relocating to Crestone, building my dream, and physically contributing to the community and its economy.

I am an owner of a property there. It is impossible to sell it due to the high costs of owning this property. No one is interested when I show my costs per year for something I do not even use.
