Steven,
My suggestion: Look somewhere else before you buy here. I bought in the early 80s, for a future retirement home, and have regretted it for the last ten years. The POA came into being and have steadily driven people out by raising the price of admission(POA dues) yearly. I along with many other people have become so disenchanted with the management of the Baca. There have been a lot of individuals, to include retired military, government, and private sector employees, on fixed incomes, who have lost their property because of rising dues. They simply can't afford it. I've watched the values of properties in the Baca steadily decline over the years. So, what I paid well over $10k for in 1985 is valued by the Saguache assessors office today at $4k.
Oh, "NEW THING" I find: to get into the POA Owners website you have to be approved by some property manager before you can access???? I thought I was the manager of my own property but, maybe not. I'm still waiting.
Just for instance: My wife and I were interested in parking our RV rig on our property for a week two(boondocking) to see the and talk with other residents. We were thinking to build a home base on our property. We're currently full time RVers also, retired military and federal gov't employees on fixed incomes. I can't even do that - have you seen the RV park? So wrong.
The golf course use to be fairly nice but, has declined dramatically over the years due to mismanagement and and the "I don't give a s--t" attitude of the Board.
A couple years ago I reviewed the financial statement of the POA and found: Emergency Services and Maintenance make up about 70% of the total wage and salary expense, including FICA, Unemployment tax, benefits, etc., of the BACAPOA. Just a bit disappointing. Supposed to be looked at but, we'll see.
But Hey, if you're still interested - check around the BACA - go to a couple board meetings. It'll be worth it to you.
But, that's JMO

I am looking at a property in the HOA, Should I look else where. We really like the house and would consider buying vacant lots surrounding the property.

I agree, the BGPOA is a dysfunctional and corrupt organization. Dues are too high and permitting rules are absurdly strict and permitting fees too expensive. I have lived here over ten years and have seen this community change from an thriving artistic community of like minded low to middle class people interested in creating a more sustainable community, to a community divided on class lines. There should be room in Crestone for all. The wealthy retirees who have the time and resources to push conservative agendas should not be allowed to drive the honest hard working folks out of the Subdivision. The BCPOA is being used as the battering ram to crush the heart of the community and turn it into another bedroom/retirement community for wealthy transplants who expect Crestone to become just like the places they left. So why not just stay where you were?

We are about to owe them 13k on my fathers property that doesn’t have a tap and an enormous HOA fee. That’s just not fair for an inheritance to owe money to an HOA that my father was waiting to even get deeded.

I have 3.4 acres in Navajo ranch resort subdivision Lot 62 Seminole pl in Walsenberg (3+ miles south of Lathrop) that I would trade for a property here or a RV in good shape.
Or just purchase lot in front of mine in casita park. PO Box 466 Moffat

We bought in the early 80s and have seen a decease in land value and a large increase in Baca HO dues with nothing to show for this increase. As of now our land actually has no value and is basically un "sellable". No one will even list it. It is too bad as it's a lovely area but I don't see in these times value increasing or the need for a POS

I believe the neighborhood could be well run by the county as well as individual landowners.

We are being ripped off in my opinion. Why does it cost $530 for an assessment on a vacant lot? There is no way we can afford to pay this on a worthless property in our old age. Same with the tap fee. why? There is no-one there and nothing has been built on it. We are in our 70's and someone actually pawned this off on us 20 years ago. We are living on our social security and my husband had a stroke. We are just getting by and these people are extracting large sums of money with the threat of sending it to collection. The anxiety this is causing is harmful.

Insanely high dues for property worth $4000. What does the POA do? What are we paying for?

Does anyone know what the consequences are if you don't pay the POA?
