While caring for our fellow man is always necessary and positive it has been brought to our attention that some homes in Colonial Village have been purchased to be used as "group homes" by a local partnership. Who will make up these "groups" is unknown at this time. But, when we signed our contracts (see photo) when purchasing our homes we were all made to understand that Colonial Village would always be for "private, single family residential purposes" and that, "no building, profession, trade or commercial activity of any nature or kind shall be carried on, conducted or operated on the lot of land hereby conveyed." A few residents are asking for your opinion on this matter by attending a meeting at the Cornplanter Township Building at 7:00PM Tuesday, September 3 and/or sign a (this) petition requesting our homeowners' covenant be honored and allow Colonial Village to remain single family residences.

I honestly cannot believe how fast the support is growing for keeping our neighborhood exactly as promised in our contracts. It is so validating to see everyone feeling the same anxiety about these changes because honestly it just feels like the right thing to do to protect our homes.

Commercial activity is not appropriate in any structure that has been designed as a single family residence. The recent fire tragedy in Erie was the direct result of operating a commercial activity (day care) in what was built as a private family home. Necessary safety equipment was not in place even though a license had been issued. Not only does the township take on liability by endorsing such projects, but it also runs the risk of making all of our guidelines unenforceable by manipulating the covenant.
I purchased my home three years ago thinking that all the homes in Colonial Village were single family homes. I bought my house mainly because of the quiet, family oriented neighborhood and low crime rate. I also was drawn to this community because everyone takes care of their personal property. I am not in favor of incorporating group homes-no matter what type-in my neighborhood.
As taxpayers we support these individuals through funds that go to HHS. As taxpayers we should have a say in appropriate housing. Do the renovations meet all ADA requirements?
How can we find out who the potential buyer is ahead of closing to determine if sale is to a group home. If we decide after discovering buyer is a potential group home, who pays the legal fees to fight it. Does the agreement we signed stand upon closing stand in court?
We do not agree with the premise of Group Homes in Colonial Village of Cornplanter Township.
We purchased our home as our retirement home. We do not want any group homes here. We were told all homes here were single family homes. This has to be stopped.
I purchased my home 4 years ago. It was in my contract. I am definitely opposed.

I agree with all your statements. I have two of these homes right around me and UCIP does NOT maintain these properties and homes as a regular home owner would. It is time to address this. There are several real estate agents who cater to UCIP and make them aware of offerings in Colonial Village. This should be addressed also. I understand businesses making money, but it is lowering all of our property values because of houses being sold at lower than current market values so family estates can be done with the selling of the home. Have an appraisal done of your home as I had and see how much it has dropped in the last 6 years. It was a shock to me.
