This CCC decision is contrary to professional planners advice and should NOT proceed. The lack of engagement with the impacted community consultation prior to the vote is very disappointing from all our elected representatives. Please refer to the basis of Council's earlier decisions about the area amenity when considering sub-divisions at Bayside Drive and for the area, most recently 26 August 2020 about minimum rural zoned block size reduction from 2 to 1 ha! This arbitrary action is contrary to all previous direction and decision making!!

Councils have a responsibility to engage with impacted communities. Responsible growth should take into account the environment, school & road infrastructure to support the development

Where’s the infrastructure to support this, south arm road is already incredibly busy. Turning right onto this road for any local resident living east of it is dangerous enough with 150 more dwellings.

Our local supermarket /shops already can't cope with the number of people they cater for. This will add to the problem as the closest shopping centre.

Dear Council Members, As a resident of Bayside Drive, I have huge concerns with regard to the development of 147 blocks at the 52 Richardsons Road site. Firstly, the road infrastructure currently in place is already a nightmare during peak hour traffic and our local shops can often only just accommodate the cars that frequent there. - not to mention getting onto South Arm Highway from Bayview Road to head to Hobart during peak hour traffic is akin to playing Frogger! My main concern, however, is that our lovely little beachside community has a fairly unique vibe (such "lazy" little suburbs are fast becoming extinct) and that will be totally destroyed if the subdivision goes ahead in its current format. Also, IF the subdivision proceeds, I believe the blocks should at least 1 acre in size (the blocks on Bayside Drive immediately behind the proposed subdivision are mostly quite large properties). I believe the majority of residents in Bayview Road and Bayside Drive (ie the majority of current residents who will be directly aand indirectly affected by this proposal have fairly strong points of opposition. With the above in mind, I believe the CCC need to have open discussions with current residents of the area. Donna Griffiths

This is not a good idea. If this goes ahead it will change the area in a negative way. I strongly opose this.

CCC - don't you have a responsibility to consult widely & openly with the people of this community? Total disregard for appropriate processes and the reasonable expectations of people is not acceptable!

The residents do not want a subdivision

No thought has been given to the ecology, traffic access to South Arm Rd, either via Bayview Rd or Richardsons Road, the resultant water pressure, and the fact that when the original people in Bayside Drive purchased the land for housing the land behind was designated RESERVE never to be built on. So much for Council law and promises. Neither worth a butt!

Large development,no consideration or engagement with existing community

This was a surprise to our community. Given a major development on our back door is proposed, we’d expect a high level engagement prior to development discussions.

Think if Sorell traffic issues ... it’s an insight into what traffic congestion will be like in Lauderdale - deal with the infrastructure first. Lauderdale school is over capacity and the road from Lauderdale to Rokeby and Lauderdale to sandford are in need of upgrade- they are dangerous and already there’s been horrid accidents

I am concerned about the increased traffic on bayview road that the richardsons hill development will ceeate

I believe this cannot be a sensible development in an area where access is already stressed.
