Where is the consultation? The impact on current substandard roads and infrastructure will be profound from this proposal. The area in question is an ecological buffer for wildlife and high density housing needs to be called for what this proposal is about - a money making venture! Council please think of your residents and communities... and consult before you act!

I ask the council to bring a halt to proceedings and consult with the community. We already have problems with speeding traffic to and from the Bayside Drive area since its development. Consideration must be given to safety first, to the families who frequent the beaches in this area. Access to South Arm Hwy: from Bayview Road and the South Arm highway itself need upgrading first, before any urban development in this area.

Lauderdale and Sandford are not Hobart suburbs and should remain small and liveable. Besides, the school is already the largest in the state and should NOT get any bigger!

Infrastructure not there . Bayview Rd will not cope with the traffic nor will the local primary school. What will happen to the wildlife?? It's a crazy idea

There has been lack of/no consultation. There is insufficient infrastructure for this to occur. People move to these areas to escape the busy ‘city’ lifestyle.

I would like to see a rationale for the extension of the urban growth boundary particularly in relation to the environmental and social impacts of this change in this very sensitive ecological area. I would also like to see plans for the upgrade of road infrastructure for this development and the forward planning with time frame for traffic flow through to Rokeby and beyond. Urban sprawl from Howrah through to the Peninsular appears to growing way faster than any plans for the upgrade of the current road system

1.Traffic in this area now and on the Eastern Shore in general is very congested and with the Pass Road development this is not going to make things better.
2.As a resident of Bayview Road with the amount of traffic now that uses this street some serious thought must be given to traffic management in this area and on the Eastern Shore in general.
3.Council must consult with affected communities and give locals a say before asking the Government to change the boundaries.

We moved here for a quiet semi-rural environment which is now going to be destroyed by a development of city sized blocks and thousands of additional cars on roads of insufficient capacity.

As a resident in Bayview Rd. I strongly oppose further development in this area. The road traffic has one entrance and exit and is busy with existing residence. This added to the thousands of new homes in Rokeby and Lauderdale area, all with one bridge to cross to city centre. Stop these developments now and put some thought into traffic congestion which is a serious problem now.

Very unimpressed Thile development has got this far without consultation. Impact on roads, traffic. schools and other services, and wildlife need investigating before any approvals in this area.

Having lived (Midway Point) through subdivisions in Sorell/Penna without adequate attention first being paid to roads I am very concerned about traffic congestion - it is already difficult to get onto the south arm highway from Bayview Road. Lots of houses on Bayview need residents to reverse out - increased traffic will make this very difficult (esp. for the elderly). Also the proposed blocks seem very small and the expansion of that many sites will ruin the seaside vibe and make it more difficult for children to safely enjoy bikes, scooters and skateboards.

We live on Richardson’s road. We do not want this to go ahead. We brought knowing we were buying in a rural area. Traffic would be chaos and the road is not equipped for that much traffic that this development would bring! NO NO NO

Dear Elected Councillors
I believe Consultation should occur with local communities before major changes to planning.
Please Look at fixing the obvious existing challenges to local infrastructure eg South Arm Road especially through to Rokeby and Glebe Hill first .Current infrastructure appears stretched without adding more pressure to it .This isthmus is a particularly fragile area in so many ways and a cautious approach needs to be taken.Surely the Sorrel /Pittwater road challenge is asking for caution.

This area is designated Reserve and should not be built on. The proposed development will have a significant negative impact on local environment, wildlife and residents. Clarence residents should be consulted on any changes to the Urban Growth Boundary.

Traffic, lack of infrastructure, size of blocks, isn’t the proposed Droughty Point subdivision more appropriate for this type of development, certainly not on what is already a tiny seaside isthmus .
