Environmental and infrastructure concerns related to extending UGB. Last Council meeting indicated that there is currently 3000 vacant urban blocks awaiting development in Clarence Council, unsure of the immediate necessity to extend UGB, to accommodate additional developments.

I believe that by going ahead would be the worst development that could happen. There is not enough infra -structure for such a development. Bayside drive is dangerous to drive along with cars ,trucks etc parked on either side of the road. We have only lived in Lauderdale for 12mths and have had several near misses already. Development will take away a lot of trees which are enjoyed by many wild life. Traffic on the main road will increase and getting in the traffic will be more difficult for residents Living in Bayview and Bayside Rds and also further North of them.

This land has already been subdivided under previous rules and was not meant to be subdivided again! It makes a farce of the planning rules when council can just change them without consultation on a whim, and when there is already a lot of land within the suburban boundaries that are yet to be used. How about providing incentives for existing owners within the boundary to subdivide their land. What connections has the land owner got within the current council one should ask?

Why establish a government type residential area in an already spacious and easy living environment. Make the blocks much larger to ensure privacy and high standard of living. No way can current structure and services support such a development.

The land is too close to the ABC towers, therefore the chance of cancer from these towers is great, putting houses so close to these towers is stupid!

More thought needs to be given as to what sort of community our council is trying to create. What is their master plan. Will excising services and infrastructure be able to meet future demand. Consultation with all residence should be heard and considered.

I’m Interested to know if this development will Impact the salt pans by removing eucalyptus trees above them. I would like an opportunity to find out this information.

I think community consultation is needed for a development of such size which will effect the suburb in terms of the infrastructure needed to support it. The traffic is of particular concern to me

No request to extend the UGB should be considered until a full master plan for the area has been prepared and adopted by the planning authority after proper consultation and giving consideration to all relevant matters.

This proposal should not even be considered without consulting the residents and listening to their concerns, particularly about amenity, safety, capacity of infrastructure and ecological concerns. Why is it difficult to find any information about this plan? Where is the respect for residents, ratepayers, businesses and community?
