I am a firm advocate for adequate consultation during the planning phase for major projects. Whilst not living in Lauderdale, the comments from those who do certainly raise concerns. Our impact would be in terms of the access road (S Arm Hwy) which is already a somewhat problematic road.

We chose to live in Lauderdale as it is a smaller out of town community. Changing the UGB will ruin this area for good. What’s wrong with 5 acre allotments? Money money money, ratepayers will fork out for infrastructure and developers get rich. This has to stop here.

There is too much of this happening at the moment on all levels of government, the rate payer need a say, and mainly the people who live in the area.

Isnt the whole point of a council to communicate with the locals to achieve the best outcome for all concerned. Otherwise why do we vote.
The local infrastructure cannot hold a development of this size. In particular The school and roads.
The local school is struggling, over capacity and no funding, it cannot cope with the current growth.
Bayside drive and the intersection of this rd to southarm highway is already congested.
Forest hill rd/ southarm highway intersection has already had a number of fatality’s, let alone the monthly dingles that you don’t hear about but the locals witness.

We the residents agree with Council's staff that this is premature. Put energy into the thousands of plots in Clarence area. Consult with the land owners. Remove obstacles to their development.

Lauderdale is a sensitive area and is developed enough. Why do the powers that be think that further encroachment on such a marginal and sensitive ecosystem is for the good of the Planet?

The proposed development is inappropriate for the Lauderdale and Sandford area. The blocks of land are far too small and not in keeping with this suburb.
Bayview Rd at the South Arm Hwy intersection is at times dangerous with limited visibility of oncoming traffic.
The proposed extension of Bayview Rd through to Richardson’s Rd will be a nightmare for the current residents. The road cannot and will not cope with the exponential increase in traffic.
The proposed upgrade of the Lauderdale canal area will also impact the traffic flow in the area.
As a long term resident of Bayside Drive, on days when the surfers arrive, the street turns into a long term car park. In addition now that the Cremorne coastal walk has become very popular for both walkers and cyclists, Bayside Drive has become a very busy no through road.
Councils appear to have little or no interest in public consultation at any stage during a development proposal.

This is a significant development in the community where I live - it surprises me that my local council doesn’t think it appropriate for public discussion - how else will they know what their rate payers think, or do they no longer care about the people who voted them in to represent them!!

Improved infrastructure needed. Bayview road not designed for the extra traffic during the construction phase or long term. A second entrance from forest hill road end would address most of these issues.
