Community consultation is required as this land abuts protected wetland, it also needs to take into account whether this proposal of 550m2 blocks is relevant, given the undeveloped or proposed to develop land already in the urban growth boundary. Additionally, changes to the urban growth boundary need to consider the current sewage/traffic/road use/local resources that are required to support this change.

There is a distinct lack of appropriate infrastructure within the immediate area to support this increased number of houses/families.
The current primary school is at capacity. The roads are already overwhelmed.
Community consultation IS a necessity by the Council.

Highways must be upgraded first including a roundabout and slip bypass at Highway and Acton Rd intersection. Planning must include wildlife crossings

I am very concerned about the potential for environmental impacts by the proposed re-zoning.
Any decisions must include community consultation.

Clarence Council, you are the elected members to represent all within this community, for total transparency it is essential that you listen to the community, please rescind your decision to proceed without consultation. This is not about blocking progress it is about what is best for all residents in the development of the Lauderdale/ Sandford area. You are elected to represent the people, and it would be derelict in your duty not to consult those most likely to be effected.

Local services, schools and infrastructure will not cope with this proposed increase in population. Go to 2 acre minimum blocks as a compromise.

Very disappointed the Clarence Council is considering rezoning this land and subsequent development without community consultation. I have serious concerns on the environmental impact on the area especially the birdlife. Please Clarence Council rescind your decision and consult with the community.

Having access along Bayview Rd was have significant impact on the safety of the current residents. It would be hazardous for families trying to access the beach.
Richardson’s road via Forest Hill road would be a much better access .

150 houses in and around the low lying waterway opposite south arm hwy causeway will possibly cause groundwater pollution issues. Not good

I was shocked at the size of the blocks, they are tiny. Larger and fewer blocks would be more appropriate for the area.

I am concerned about the size and number of blocks being proposed, lack of appropriate infrastructure to support development being identified, and the reasons presented by the council to push this development ahead being more of a stick to try and poke ‘greedy’ developers with existing land developments being released rather than it being a good idea in of itself.

Bayview Road is not built for and wiull not adequately cope with at least 300 extra vehicles using it on a daily basis.
How do all of these vehicles expect to get out of Bayview Road onto the South Arm Highway in morning peak hour traffic?
How will the South Arm highway cope with all of these extra vehicles between Bayview Road and the dual lanes that commence north of Rokeby?

Another consideration:
Mobile Phone tower emitting around 20 watts, The ABC radio tower is emitting 10,000watts

I oppose this development. This will negatively impact what is a lovely and peaceful hamlet. It will double the residences and traffic, and negatively impact quality of life and wildlife.
