Out of Character
Contrary to Current Restricted Use and Zoning Agreement Caveats
Precedence for Changes to the Character of Commercial Nodes
Encroachment and Lines of Sight
Parking Lots

Not in favour of this at all. There’s never any parking in front of my house the teachers are here all day long. Don’t need any more people parking on the street.

I really like this project. Is there a way we can support the project rather than not support the project. I am old and it is very important that I can walk to the shops in our neighborhood as I age in place. Otherwise I will have to move out of the neighborhood to a personal care home.

I am opposed to the development of a "Residential 1" property into C1 property for the following reasons: 1- A 2-storey development does not fit with the character of the neighborhood. Recent developments have occurred at 1425 Corydon (built in approx 2016). This building is too large, out of character, has major parking issues which overflow onto Corydon and side streets, and creates more traffic issues. Another 2 storey development will further exacerbate this problem.
2-More retail space is not needed on this section of Corydon; retail space at 1459 Corydon (the adjacent building) is vacant approx 50% of the time.
3- Traffic is an issue in this area. Increasing commercial space and residential space (via condos) will increase the risks. There are frequent collisions or 'near' misses due to traffic at existing school and commercial blocks immediately south and east of the proposed development (Brock Corydon school, 7-11, Greek Market). This development will increase traffic directly in front of Brock Corydon school, creating increased collision risks. Relevant to this point, Brock Corydon school families use these blocks on Corydon as drop-off/ pick-up locations, as the school has no designated drop-off areas.
4- This is a residential neighborhood, and should remain a residential neighborhood. There are schools, playgrounds, and houses as the main focus. More retail is not needed, and a 2-storey building is out of character. My preference is that it 494 Queenston remains a residential zone, keeping with the character of the neighborhood.

With the changes in office use, and the vacancy rate as a result of COVID there is no solid rationale for more retail space in a residential neighbourhood.

I do not want re-zoning to be allowed. River Heights has enough commercial buildings.

I believe that the proposed commercial building is too close to the Brock Corydon Elementary School. Parking is already problematic on Queenston Street as parents park to drop off and pick up kids.
