The developer should have to comply with current zoning. The other development will increase traffic and harm the lake.

Rampant development only benefits the builder. Thoughtful long-term planning requires investment in infrastructure first -- not as an afterthought. Then builders need to stick to the plan. This process creates strong, healthy communities that are environmentally balanced.

I am very concerned about point 9 under the Transportation/Access/Parking section that defines that a transportation impact analysis is not required. I believe this should be included as part of the due diligence. My other concern is the minimum lot size for the townhomes on the inland portion of the project being only 1,875 square feet. This would allow for future expansion of up to 25 units per acre.

Please do mot approve this proposal, We have serious traffic and pedestrian issues on Unity Church Road and until these issues are corrected this proposal should not be approved.

Unity Church's two lane road is already going to be over capacity especially after the public beach goes in, the last thing we need is a multifamily unit going in without any infrastructure changes to our roads!

For those living in this area off Unity Church Road, This type of development is not in everyone's best interest. There is already some sewer related problems on Unity Church as evidenced by the extremely foul odors in 2 different areas; so a open field for septic tank areas in this proposed development adds to the sewer problems we already have. Additionally, Unity Church already has several deaths attributable to the small road and congestion; yet there are NO plans to widen the road. Presumably due to legal challenges on the imminent domain topic for residents along Unity Church. We can't even get sidewalks put in on this road. With the addition of the Beatty's Ford beach project, we already have some dangerous and/or troublesome conditions that will exist from several angles. Issues of safety on Unity Church has been made public through county commissioners by other home owners that live off of Unity Church.

Too much volume of traffic without the much needed infrastructure.
