Chamblee Manor DCI & Rezoning

To whom it concerns, my family is 100% against this development in its current state. The amount of through-traffic on Sexton Woods has already reached an unsafe condition. Moving forward with this development without some means to PREVENT access to Sexton Woods Drive will only serve to make the current situation worse.

Positive change is welcomed when it doesn’t encroach on the safety and well-being of others. Please consider what is outlined in this petition to protect the Sexton Woods gem of a neighborhood that we call home.

I am concerned that the traffic conditions will be made more hazardous and have submitted comments with recommendations to improve turn lanes on Peachtree Boulevard.

I fully agree with the top and high priorities the SWNA is proposing.

I agree with the SWNA arguments against the developer's proposed variances. The buffers between the commercial and residential should be maintained or even expanded.

No to rezoning of 3462 Sexton Woods Dr !!

Please oppose the Gatsby/Garcia Project. More high intensity development will adversely impact traffic and safety, not least for the adjacent Middle School. As proposed, annexing residential property only opens the door to further encroachment. Regarding any current DDA involvement in the project, Chamblee should deny any tax write-offs encouraging such projects.

We are strongly opposed the development. 380 Apts -REALLY- in that small area and on an area that is already conjested with Apts!!! We don't want their residents making left turns onto Sexton Woods Drive in order cut through to Harts Mill than take a left to Chamblee-Dunwoody for easier/faster access to 285. NO!!! So reducing the number of units and banning left turns onto Sexton Woods Drive from the developent is an aboslute must!!! There is not enough park land or open space to accommodate any more high density residences. We are worried about high level of traffic to the surrounding area, increasing cut throughs traffic flow, NO encrouchment and high speeds. We do not want to see whats happening in Buckhead with the unruly highspeed drivers racing or doing doughnuts on our streets, Middle School or HIgh School Parking lots in ungodly hours of the night. It is dangerous. I support this petition to all changes to the developers plan. No rezoning of Sexton Woods Drive! STOP the greed!

1) Part of my property is in a flood plain which has continually worsened over the last 25 years due to lack of proper infrastructure to handle additional runoff from new development. 2) I'm opposed to this development encroaching on a long established neighborhood, and the additional traffic and noise this will bring. 3) There is not enough park land or open space to accommodate more high density residences.

We are worried about traffic to the surrounding areas, cut throughs.. and increasing speeds in the neighborhood. Also, encroachment.

A portion of my lot is in the flood plain, and I and 5 or 6 of my neighbors have been adversely affected by additional storm water runoff from new developments over the past 15 to 20 years.

As citizens of Chamblee, we are telling you NO encroachment into Sexton Woods, no more stripping away of our peace and quiet, no more increase in traffic through our little piece of Chamblee!

If I were a resident living adjacent to this development, I would also be very much concerned with light pollution. Also, as a neighbor living on Runnymeade, I am seeing vehicles going much faster than posted limits where children are playing and residents are walking. Limiting traffic though Sexton Woods is a concern.

The traffic will be a problem. City needs to limit access to Sexton Woods Dr with Chamblee Middle School right up the road. It is already a mess and adding apartments means more congestion. City of Chamblee also needs to make sure the developer and builder have a plan for how to get construction vehicles in and work done withOUT blocking roads like Sexton Woods Dr, Chamblee Tucker, and Peachtree Parkway while they build or there need to be police to control traffic and/or consequences for blocking traffic.

rt of this development the city should take on a REALISTIC review of the traffic in SW. With Covid we have seen a decrease in cut thru...adding the stop signs on SW in frt of CMS helped but...we are now seeing an uptick in traffic again and people are running stop signs and speeding on SW and Teal. It's time for a real critical review to include possible one way streets, a stop sign or 2 on Vanet at the school crosswalk and Hamlin circle. Nothing will ever happen unless WE ALL GET LOUD at the council meetings. Make yourself be heard. Ch ange is inevitable, lets make it for the GOOD. Another point - Demand school zone radar signs on Sexton Woods , Vanet, and Teal? Automatic ticketing anyone?

The service entrance on sexton woods should require a walled separation of traffic lanes to keep people from turning right onto SW as the city set up with WALMART traffic on Chamblee Tucker rd a few hundred feet away...???
