The sprawl feel and disruption to our precious wildlife and the people of Glenshire is ludicrous. The infrastructure construction will be a nightmare for all. This is not the proper use of this land and the Town of Truckee has the duty to keep this from happening. It does not follow the Town Master Plan in any way.

Truckee, and Glenshire especially, currently has many many vacant lots. PC3 has yet to be developed and that has been approved already. The town needs to draw the line on this and see that Canyon Springs is not healthy development for Truckee.

I strongly oppose the Canyon Springs development. I vote to deny this development based on its location and the huge impacts it will have on traffic , wildlife, and the quality of our Truckee lifestyle.
I have been a full time resident here for 30 years. And I cannot believe the town would even consider opening the doors to such a Pandora's Box as the huge Teel property site (which extends nearly to the Calif/Nev border!!
You cannot keep rewriting the General Plan just to accommodate very developer! It must stop here!!!

I had the opportunity to grow up in Glenshire. I saw multiple housing developments be created and land be changed into suburbs. In a time that we are suffering due to drought creating more houses will effect the place we call home negatively. We already have an issue of roads not being able to accommodate the amount of people that now live here. We don't need more second homeowners, there are plenty of places to live in this community without trying to build a new one.

Concerns about: sprawl, what happened with the growth plans that outlined policies for infill before other developments were approved? Wildlife- with the traffic we have I see dead deer and bloody roads on both Glenshire drive toward town and down to Hirshdale. How many cars have hit and killed wildlife? Blinking signs and posted speeds aren't making a difference for some drivers. How many vehicles have been damaged in these accidents and how many injuries to people? Traffic issues - Certain times of day Glenshire Drive traffic is a problem. People get in a hurry, drive too close and when the road is blocked because of an accident, it's difficult to turn around or get past it so we wait. Some drive too fast and speed by to pass. It's not large enough to handle the additional load of another subdivision. There are still subdivisions here that aren't built out. School bus stops are all along Glenshire drive. The road will be too busy to safely load and unload children with safe passage to cross the street. Animal/human interactions are increasing with less precipitation and food sources drying up. We should be taking that into consideration when planning communities and open space between communities. Forests are burning. We need larger open spaces between housing and communities. Right now in Glenshire some lots have 30 trees on a 1/4 acre or less. How can they afford to cut and thin? We need better planned spacing between communities to protect the investments of home owners. Those could be used for more parks for younger children.

I do not wish to see this type of growth in our town. The negative environmental effects are obvious! I see numerous deer crossing in that area after single afternoon!

The Planners for the Town of Truckee should look at the overall wishes of the people that live and work in this community. Just passing every development put before you does not make sense.

Mindless building in this area is ridiculous. There are already areas in our community that have plenty of vacant lots for building. Gray"s Crossing tore down all the trees to build houses that STILL DON"T EXIST! Think before you build!!! Against this so much!
Traffic concerns-only one main road in , out and through Glenahire.!
