Deny Canyon Springs in Eastern Truckee

This development would ruin the entire landscape of this town. No development is justifiable in this amazing place

Please do not let this take over such a wonderful place.

This is horrible I grew up in glenshire. Even though I do not currently live in this area I still have numerous ties to the community and I am whole heartedly against this plan

I respectfully request the owners of this proposed development to take the risk of becoming the "hero" in this story's ending: sell it to the Truckee Donner Land Trust.

Please stop Canyon Springs

As a resident and property owner in Glenshire, I respectfully request that the Town of Truckee DENY the Canyon Springs proposal. this is the WRONG THING for this community.

Please deny this development and protect our Glenshire neighborhood

I fully oppose this development and its potential to profoundly, negatively impact the culture, economy, and environment of our town. It is based on a flawed EIR and constitutes sprawl. Please act with integrity and preserve the spirit of Truckee by denying the Canyon Springs development.

I'm concerned about the traffic exiting onto Edinburg and how it will impact me exiting Belford onto Edinburg. At a blind corner I don't stand a chance and I often have my grandchildren.

Some places just shouldn't be over populated. In an ever growing world where wild and open places are harder and harder to find,why crowd out such a gorgeous area? I hope the town of Truckee sets an example for the future in this decision!

I do not think this is a good development for our community for the same reasons many have pointed out. It's not necessary (there are dozens of vacant lots available for sale in the same area), and the impact on traffic, pollution, and wildlife will be severe.

I've been a Glenshire resident for 30 years in the development I've seen in Truckee has completely ruined the town to the point that I can't even raise my family in a place that I love due to the fact that the cost-of-living is crazy. Our town is driving away 30 year residents and it's ridiculous

How does this project contribute to an already aged and worn out Town infrastructure? How does this project build community? Who benefits from this project? In terms of environmental impact, shouldn't the burden of proof for a developer seeking to re-zone and build out open space be grater than "checking boxes" on a CEQA form? Any new development should be able to clearly answer the question as to whether it enhances or detracts from the Town as a whole.

If the Canyon Springs project is approved by the Town of Truckee, life in Truckee will be effected in many negative ways. This loss of open space will lower adjacent property values, increase traffic resulting in noise and air pollution, lead to potential development of the adjacent property in unincorporated Nevada county, create a more hazardous commute on Glenshire Drive (especially during winter months) all resulting in a lower quality of life for existing residents and home owners. This development would also have a negative effect on the wildlife that inhabit this area. I believe that developments should be centered toward the downtown area (such as the Railroad yard project) . If we wanted sprawl in the mountains we would be living in South Lake Tahoe.

We have concerns about the development's impact on: 1) deer and other migrating wildlife 2) traffic impact through the Glenshire community 3) risk of potential decrease in property market values for land in other parts of Truckee; (the experience with East/West bankruptcy caused distressed property values which impacted comps and affected our land values) 4) Stretching fire protection, emergency services, and law enforcement into a far reaching area of our town
