Good morning and thank you for reading this. We live in Kingston On Providence and we are actually one of the original residents of this subdivision, the fifth home to be occupied in 1996 and one of very few original families to move in and not move away; thus, we have observed many changes, rapid growth in this area, increased traffic (takes 10 minutes to get out of our subdivision on the weekends, rough during the week, when everyone is up and around doing normal life). If this development is allowed, it will deteriorate all that our community has worked so hard to maintain and all that our Waxhaw and Union County officials have emphasized for years. Please remember what is happening at Ardrey Kell and Providence with that conglomerate and they have traffic lights, two lane road, etc. and they aren't done; imagine what will eventually happen here. Waxhaw is a community of history and family. This will demoralize this area, it's charm and the constant communication relaying Waxhaw's small town charm and the uniqueness of being such. We are also wondering "why", with Prescott going down the street, do we need more?! Once that is finally occupied it is going to be even worse, plain and simple, if this is allowed. Please save us and do not put this in. Thank you. The Bertrands

I'm renting a house in Waxhaw now and plan on buying a house in Waxhaw in the near future. However, if this COSTCO goes in, I'll will look to buy elsewhere and I'm sure many will do the same. Have you ever seen the traffic the Costco in Mathews causes on the weekends??....who wants to deal with that on your days off ?

Traffic is already dense and very dangerous trying to turn left onto Providence Road From Bonds Grove. Increasing traffic population alone will make this worse putting more strain and work load onto our Waxhaw police department. As things appear with the current plan our public service officers will be overwhelmed and not paid for this increased burden.

Waxhaw is just NOT the place for a big box store! It's ridiculous, huge issues and terrible impact on this community.

I understand the benefits of economic development, but also understand that infrastructure needs to developed PRIOR to new construction. Traffic along Providence Road is already a major issue, and without the associated highway improvements and traffic control, we should not support new construction or development. The petition for new development is premature; wrong place; wrong time.

While I understand the need for revenue, the town of Waxhaw and Union County must seriously consider the huge residential impact another commercial development will have in our community. First, putting in a large retail store in that area will further burden our roads and increase traffic at least 10-fold. This will negatively impact Waxhaw's livability and small-town feel. People will absolutely be forced to move out of Waxhaw, bringing home values and town revenues down. Waxhaw, and in this particular location, cannot support an increase of car/truck/delivery traffic coming from within and out-of-town. I vote NO for commercial development in this zone, and would consider, instead a development that will bring positivity to the town, little traffic impact, as well as revenue to the county.

development in the wrong order. need adequate infrastructure (mainly widening Prodence Rd ) before should add significant traffic load. Even a school would be a problem.

This is the wrong place for major retail. Our population here and surrounding neighborhood towns is not large enough to support it. We already have a massive traffic problem. Wrong retail. Wrong place!

Bad for our town, bad for the area.

It's hard enough now to try and make a left out of a subdivision . The town of Waxhaw and Union county should be thinking about its residents and infer structure before going forward with any new projects.

We already have all we need in this area. We dont need anything that will cause more traffic. It has gotten so bad already. If we need anymore building, it should be the library and/or that YMCA!!!

We do not have the infrastructure in place to support any more commercial development. Any plan to this parcel must come with an infrastructure plan to be implemented in advance of this development.

Very concerned with traffic on this 2 lane road. Can these big businesses locate on 521, 74 or Pineville Matthews areas that have wider streets to support business traffic.

I am objecting to the rezoning of this property to commercial and especially objecting to a big box membership store being put anywhere in Waxhaw!

Please, Please consider the impact not only on the traffic on this 2 lane road but also noise and excessive lighting that will impact the surrounding housing neighborhoods
