Dear Supervisor Covington & Board of County Supervisors, I support Bristow Commons as a neighborhood, mixed-use center in lieu of additional housing envisioned by the County\'s Comprehensive Plan. I request that you approve the proposed development. My reasons for supporting Bristow Commons are, as follows: a) NO MORE HOUSES: The land that Bristow Commons sits on is designated as residential by the County Plans. We now have an oversupply of homes and need some balance to bring basic retail, office and neighborhood amenities to the community. The County\'s Comprehensive Plan has over 3000 acres of residential designated land around this 8 acre parcel. Additional housing on this tract of land will only add to the housing inventory and houses selling at a 30% discount devalue existing homes and add more strain to public infrastructure (roads, utilities, schools). b) ECONOMIC BACKBONE: Bristow Commons diversifies the tax base and increases fee revenue for the county, by incorporating property tax, business license fees, employee income tax and sales tax. Bristow Commons becomes an asset to the community by diversifying the tax base, creating jobs and reducing strain and maintenance of public infrastructure. Bristow Commons will also improve and widen Devlin Road which residential will not and water, sewer and roads on the Bristow Commons property are privatized for maintenance versus residential where the taxpayer maintains these services. Tax revenues from Bristow Commons would go to infrastructure improvements in PWC and funding ongoing services such as schools, fire, snow removal, roads, etc. c) UPSCALE, NEIGHBORHOOD CENTER: Bristow Commons serves as the binding nucleus that brings the surrounding twelve neighborhoods together; Bristow transforms into a community. This upscale, mixed use project brings a mix of uses to support residential making the area more appealing, livable and improving quality of life. Ultimately, this helps to create community sustainability as envisioned by the County\'s Comprehensive Plan. I hope my voice is heard at the public hearing on May 6 and Bristow Commons is approved by the BOCS. Thank you for your consideration. Sincerely, Local Bristow Resident
