Stop proposed apartment complex on Boyd Lake Avenue

I am an 11-year part-time resident of Loveland. I have owned a home in High Plains Village all of that time. I expect to retire there in the near future; moving permanently from the Denver area. My daughter, son-in-law and young grandchildren also live in High Plains Village. I am VERY concerned about the proposed multi-story, multi-family units proposed to the northwest of High Plains Village near Boyd Lake. The impact on traffic and schools will be significant, to say the least. In my opinion, it will have a negative impact on property values in ALL of the adjacent neighborhoods. Although it does not impact me personally, the destruction of views from homes in The Lakes, where some paid large premiums for those views, is substantial. The area already has wide diversification of residential unit types with a wide range of price of occupancy--whether rental or ownership. I do not believe that rezoning this farmland to high-density housing is in the best interest of the community.

Who will pay for the traffic control on Boyd Lake Rd and Lost Hills Dr. to safely accommodate children? The existing roundabout is already unsafe. Boyd Lake Rd - Highway 34 Intersection and the single lane Boyd Lake Rd north of that is now already insufficient. Who is going to pay for this required improvement and how long will the residents have to deal with the construction? How many of the high density apartment's cars will use the High Plains Elementary school parking facilities.

The construction around Boyd Lake is comprised of low rise, single family homes. Putting in this high density, multi story development will be totally out of keeping with the homes now surrounding the lake. The run off and other pollution from this proposed development will most likely cause damage to the lake and it’s water quality. Not to mention the increased traffic congestion, noise, and lower standard of living for all the surrounding neighborhoods. If residences must be constructed on this property, they should be single family homes.

This would totally change the atmosphere and character of the neighborhood.

With all the building that this area is undergoing, there is NO need for more high density residential properties. PLEASE VOTE NO!

No more growth

Intersection of Highway 34 and Boyd Lake Avenue cannot handle the additional traffic from more high density development. Traffic circles on Boyd Lake Avenue will need to be replaced with traffic lights. Let's not replicate Denver here in Loveland.

We paid extra money for a premium lot because of the view we have. This will block out view so unless you would like to reimburse us $10,000 this must not happen.

This project would be a huge mistake for this area for many reasons.

The traffic on Boyd Lake Ave has increased exponentially since I moved here 22 years ago. It is now a major volume and safety problem especially southbound. Please do not annex and rezone the subject land for high density housing, which is incompatible with the existing infrastructure and neighboring uses.

Boyd Lake Avenue should not be turned into a row of apartments for rent. We have enough traffic problems as it is and to increase it by over 300 rentals who be a disaster. always been

I wish the area to retain its present zoning.I worry about children crossing the road to school on an already busy road

After living in the Boyd Lake area for 20 years, I am deeply opposed to this change in annexation which would impose numerous problems!

This development will cause unsafe traffic flows on Valley oak thru our development because it will be used more because of the increased traffics on Boyd Lake Ave, there are no sidewalks on Valley Oak this increase in traffic will cause an impact on pedestrians walking and bicycling.

The development of high density living in this area would not only be detrimental to the individuals who currently live off of Boyd Lake Avenue but also to the Loveland community as a whole. Current development is already taxing resources in the area. With no grocery store on this side of town I worry about traffic congestion not only on Boyd Lake but also 34. It has gotten to the point that it can take 15 minuets to get from I-25 to Boyd Lake on a normal weekday night.

Please do not build these apartments here. It will ruin any view we have, along with everything in this letter.
