This proposed development is absolutely not acceptable. Nothing about it's design fits in with current establishments . The safety issues are so numerous it's hard to know where to begin! Let alone the people who purchased property along Boyd Lake for its beauty ( and paid a premium). Now somehow the city needs more apartments, there surly is land that is zoned for that . But to take a low density and try to change it to high density for this developer is outrageousl. Our city council and county commissioners need to stop this and find a different piece of property.

The development of Boyd Lake Rd north of 34 is out of control. The addition of the grade school on the north (on top of the high school on the south side) and now with the development of housing north of 34 has put a huge strain on traffic. NO additional building should be allowed until at least the roads are widened and improved.

I have lived here for 46 years in peace and safety. Why would you let Chad Rodriquez spoil a great neighborhood with rental properties that the residents have no vested interest in?

That many units packed in to a small area across the street from a school with young children, on a road that is already experiencing high volumes, is a safety issue. It also devalues the quality of life of the hundreds of Loveland residents that already live along that route and live in the school's attendance boundaries.

The road infrastructure is already questionable should there be a need to evacuate any of the neighborhoods along E. Boyd Lake Drive -- if there should be a fire, flood, or some other emergency. When the build-out for the Lakes at Centerra is complete there will already be over a thousand new homes/townhomes/apartments. That which has already been planned and is under development now is already problematic with respect to the infrastructure and density of population. This proposed change is unnecessary and dangerous. Will the city bear responsibility for the danger to residents who can't be evacuated due to insufficient roads? Will they bear responsibility for the congestion that keeps emergency vehicles from getting to the area?

The current traffic problems & the maxed out school issue should be resolved first. You should not be making them worse by increasing the population in the area.

Will it ever be a time when enough is enough? At least wait for the infrastructure to catch up to the current needs. The quality of life in Loveland has been adversely affected already, and there seems to be no brake.

In trying to look at this topic objectively the only positive element I can discern is that it will pad the pockets of the developer. Am I missing something? I do not see ANY positives for the neighbors, the school, the traffic, the city, nothing. Why is this even being entertained?

This is a horrible proposal! Our roads are busting at the seams as it is. We do not even have a gas station or grocery store in this area of town and getting across town is already a pain. High density takes away the beauty of the views we have. We do not need more people all smashed together to add to our already congressed community. PLEASE PLEASE do not built this. It is a bad idea for our city.

It is a real waste of the, unobstructed view across the lake to the mountains, to use this property for high density rental apartments. It would be more suited for higher end single family homes or townhouses. Also the proposed layout with the main and one secondary entrance in between roundabouts which can be accessed only from southbound traffic will cause the north secondary entrance to receive traffic from all the vehicles one time or another every day. THIS IS A SIGNIFICANT SAFETY ISSUE. The southern roundabout was designed for access to this property.
