Stop proposed apartment complex on Boyd Lake Avenue

I strongly disagree with the proposed annexation and zone changes for the east side of Boyd Lake. 1. The general plan has called for R1 development in this area. Many home owners at the Boyd Lake Shore filings and at the new Centerra community across the street have made the biggest investments of their lives on homes to fit their family needs based on the information in the general plan. We have trusted the planners with our decisions, investments, and futures. If high density rental apartments had been on the general plan most home owners would have invested elsewhere. This change in zoning and the annexation to the City of Loveland is not something that any of the home owners in the area bargained for. It ruins the view from Centerra and the High Plains School. It ruins the quality of life in the old Boyd Shores neighborhoods by dumping HUNDREDS of cars onto the small residential roads. This would forever change the sense of community in this family friendly neighborhood. No longer would children be able to play safely in front yards and ride bikes in the streets, there are no sidewalks in the old Boyd Shores neighborhoods. There are no plans for parks in the new development and that would likely have the apartment residents seeking the use of parks in the private Boyd Shores neighborhood. 2. The aesthetic and tradition of fishing, boating, and hunting on Boyd Lake would be compromised by the construction of three story tall urban cityscape down the picturesque side of the lake. Enjoyment of the lake and it’s rural beauty is a Loveland tradition. Annexation to the city and building of densely populated apartments would not be congruent with the generational enjoyment of the lake. Apartment residents would likely not appreciate the early morning sounds of boating, jet skis, and hunting in the area. This puts our traditional use of the lake at odds with new city residents that would have different expectations of living in the area. 3. Wildlife

Let us have some beauty left. There are too many developments in this area for apartments. You are just making traffic and the views way worse.

Please slow down the growth in beautiful Loveland.

HDR zoning is not conducive to the environment of Boyd Lake single family neighborhoods

I live on the east side of town. The traffic is already horrific. This complex will not only bottleneck our infrastructure more, but. will affect the beauty and resource of the lake.

There is not one good reason to allow this development. If it goes through, we will move to Windsor and take our money with it. Waterfront of Boyd Lake resident

The intersection of Hwy 34 and Boyd Lake Rd is reported to be the second highest in accidents for the City of Loveland. How does adding 720 cars in a condensed area so close in proximity to that intersection justified in terms of inpact?

Public safety concerns as our subdivision has no lighting or sidewalks due to the increased traffic on Frank Rd.

The proposed zoning change does not blend with the single family homes in the area. It will also add to the congestion on Boyd Lake Ave. and encourage traffic on Oak Valley.

Please stop all this building. Loveland cant handle the increased traffic volume and the apartments are sure to be priced out of what most people can afford.

This definitely creates a traffic safety issue.

We strongly feel anything other than single family homes on this parcel of land should not be due to many safety concerns.

Not opposed to building on this site, but 360 high density units is too many! I would also hate to have multiple high rise buildings blocking the mountain view from our neighborhood.! I also foresee a lot of traffic congestion, and light pollution and possible noise pollution that I am concerned about and not looking forward to!

High density apartments will cause unsafe conditions for our neighborhood with the huge increase in traffic. Traffic already gets backed up from 34 to the round snouts. Entrances off of Frank road will be dangerous to the children's safety in our very quiet neighborhood where they walk run and play in the streets safely

I live at 2804 Virginia drive and feel the development will be a severe disruption to our unique neiboorhood
