Continue with the task force. Do not change the definition of a bedroom and make progress come to a stop. There are so many lots available to build for our growing community. You would negatively effect current home/land owners as well as all potential future ones.

As a Realtor, I do not support this septic ordinance. The current language is misleading, not in the best interest of homeowners. As written, this will have a negative effect on the Bella Vista real estate market. It will prevent sellers from mentioning rooms that are not bedrooms - game room, office, theatre room, craft room, etc. This will make it virtually impossible to properly market homes in Bella Vista.

This is wildly absurd. This would be a complete disservice to the homeowners who currently live there, and would absolutely impact the decision of those interested in moving to the area.

OBJECT / OPPOSE the Bella Vista Septic Ordinance.
We would ask that task force meetings continue until such time as a workable draft may be established. In the meantime, we cannot support the current draft and would voice our objection to it.

since last December the City Building Department has been having zoom meetings the included builders, the builders assoc ED, several folks from the health department and Realtors (specifically Mike Warner (although he missed the last meeting) and Larry Kelly) to get this resolved before more people buy houses that will indeed in the future have failing septic systems - Realtors in Bella Vista continue to list houses without disclosing they are marketing more bedrooms than the septic system allows - yes new and existing houses - when you list a house here, you can get the City too email you the plat so you can disclose the size of the septic - protect your sellers and buyers and the environment PLEASE

in the last two years 50% of new homes in Bella Vista have been built on septics too small for the number of bedrooms, some builders are signing an affidavit to the health department and the City that they are building a 2 bedroom home and then build a 4 and market it that way in the MLS - if you participate in this what will you tell your clients in a few years when their septic fails ???????? then their option will be to buy the next door lot and build a new septic, install a $25000 alternative system or abandon their house - Bella Vista needs to protect our consumers and our City from this ridiculous fraud - I applaud the builders refusing to do that - septic failures are increasing - do the ethical thing here folks !!

As a Realtor that has sold and listed homes in Bella Vista, this ordinance would be a devastating blow to people that are downsizing & need that 3rd room.
