I agree that this development is proceeding with deceptive measures - so the truth must be presented for a fair analysis

Directing traffic through the Paxton South, and Tanglewood subdivisions which do not have sidewalks presents an added safety problem exacerbated by the children who traverse the area and wait daily for school buses.

I oppose the Ryan Home development as submitted. The township and Ryan Homes have agreed to partner to develop the intersection of Weber and BHGP before the zoning has been approved, calling into question who has the current residents best interest. Miami Twp. doesn't have to be a cookie cutter community. Better Planning, Better Infrastructure, Better Aesthetics-Make Miami Twp. Beautiful!

Sounds like we don't need these houses with higher taxes more traffic and the schools can't handle the flow in that area!!!

I understand if this property is to be developed. However, this is NOT the right development. There are far too many homes proposed for this area, and they do not fit the character of the surrounding homes. This development will drive my property value down and drive up my taxes due to having to fund a new school and expansion of the surrounding roads, which will not be able to handle the traffic.

A more in depth traffic study, at the minimum, is needed in order to go forward with this development plan. All of the points listed are real and need to be reviewed.

We cannot stop development, We should however have the oversight and cooperation of our elected officials to not just develop, but to build Miami Township's future and status. I oppose development as proposed based on the increase in traffic and overcrowding of schools.

I agree with all points mentioned above and would hope our township representatives would listen to us and not allow start of development until these issues are addressed and problems amended.

The community is not equipped to take on the extra traffic and students in our schools.

The traffic studies that were completed were a hack, rush job. They only monitored the 1 intersection at non peak hours and did not take in to account what these extra 320 vehicles will do to 28 and the Wards corner exits during peak times- which are already horrendous. Also, the lot sizes and home designs do not fit the mold for the rest of the developments in Miami Township. How this hack job was passed by the Zoning board is beyond me. Shady stuff going on here

As sad it is to see the farm turn into houses but branchill guinea the road needs to be widened with a turning lane as of right now without this development. So the fewer homes that is allowed to go in here would be for the best.

I moved to Ohio 25 years ago from Long Island NY for this exact scenario. Every farm and empty piece of land was developed on and schools continually needed to be added. With that property taxes increased to an outrageous level. My childhood home (a small 3 bedroom ranch in a 50 year old subdivision) where my 82 year old mother lives pays $11,000 taxes due to the constant development and a constant need of more schools to accomadate all of these people. This will not only be unsightly, horrendous traffic issues, but will tax people out of this area to deepen the pockets of Ryan.

I do believe in progress and in the goodness of Ryan homes and our commissioners,however, I am apposed to the proposed development without changes to better protect the safety or our residents, property values of adjoining properties.

Opposed to the development. Traffic pattern and school overload have been overlooked.

Opposed to the building of the subdivision

I am against this development as is does not fit in with other neighborhoods adjacent to this property. The lots sizes and home sizes are much smaller than what is nearby. Also disagree with Ryan Homes claims that they can sell these homes that are much smaller then adjacent subdivisions for $350000-$450000. Recent home sales are between 290000 and 330000 for houses almost twice the size and on half acre lots.

Proper development in conformance with community standards!

This development does not appear to enhance the area in which it will reside. I believe a much more upscale development is more appropriate for this area, with a greatly reduced density of homes than proposed by the developer.
