Can our infrastructure support this?

Living in Paxton Woods on a corner that much of this overflow traffic will travel will be detrimental to my neighborhood. Disappointed that a more current traffic study has not been done, and that the 3rd lane of Branch Hill goes for such a short distance. This 3rd lane will do little to help with the increased traffic. I realize this aspect is not the primary concern of the R-PUD zoning request; however it is a major concern of many residents. After attending the zoning meeting I felt the board would have put concerns of the residents of the township more in perspective. The green space they were proposing has me concerned. There seems to be no plan other than to leave it "natural". I see this becoming a dumping ground for a lot of garbage. Like others I am concerned that the development is not in character with the surrounding area. The fact that so many residents turned out for the meeting and over 50 people sent e-mails to the township says, PLEASE LISTEN TO OUR CONCERNS.

In addition to the concerns regarding traffic and schools which have been mentioned, I am concerned about water drainage. There is often a problem with the storm sewers over flowing at Tanglewood and Weber Road.

With the traffic increase, school overpopulation and daily safety for all of our families, I oppose this development.

This proposed subdivision is unacceptable.

Branch Hill Guinea is a parking lot right now...adding a new subdivision at this time would be a critical mistake. You should expand the roads (Branch Hill Guinea) and the schools before you even consider adding a new subdivision. It would make more sense making this a park where we could have soccer & baseball games & tournaments. We could also have a nice running park as well. Just like Miami Meadows.

Traffic is a huge concern for me. Now, the traffic is so incredibly heavy in the morning and afternoon commute. The Township truly needs to first create an infrastructure that will support the Township before agreeing to more growth in development!

I am opposed to this development as it stands now. It must be re-thought by the commission and Ryan Homes should be upfront and honest about their intentions.

As proposed, this subdivision raises traffic/safety and property value concerns Traffic Safety: With the 2 entrances out of proposed subdivision both on Weber Rd there will be way too much traffic for that road to handle. consequently there will be much "cut-through" traffic into Tanglewood, Paxton South & Paxton Lake neighborhoods to avoid the Branch Hill Guinea nightmare during peak times which will only be worse. As a Tanglewood resident that walks all these adjoining neighborhoods regularly - I would like to remind you there are no sidewalks in Tanglewood or Paxton South - South Devonshire Rd. is particularly vulnerable to this cut through traffic as it is already what I would consider to be unsafe at the sharp bend in that road. There are many children, bikes, walkers, runners on that road. With parked cars, that bend is already very unsafe to say the least. Common sense says it should be totally unacceptable to have both entrances to the same road (Weber). Exiting the Paxton South entrance is already dangerous enough getting onto BHG Pike, especially during peak times. People already taking too many risks to exit onto that road due to high traffic volume. Once again, it will only be worse! Property Values: The subdivision as proposed clearly does not meet similar standards as surrounding neighborhoods, namely home size, setbacks, building materials, and amenities. Our property values will be impacted by this neighborhood. The numbers Ryan homes for projected home sales $ do not seem at all accurate based on current sales of homes in surrounding neighborhoods that are larger sq. footage & larger lots. It seems apparent to me Ryan Homes is trying to squeeze in as many homes as possible to maximize their profit. As our trustees, we count on you to listen to us residents and consider what is best for our Miami Township community. I oppose the current proposed Ryan Home Development at the intersection of Branch Hill Guinea Pike and Weber Roads. The current plan would detrimentally impact surrounding Tanglewood- Paxton South developments concerning safety, traffic, school overcrowding, and infrastructures. Not to mention, housing values.

There is a bend in Weber Rd at the Tanglewood Dr intersection. The bend is at a critical point for those proceeding east along Weber Rd and who need to make a left turn into Tanglewood Dr. The traffic coming west proceeds at a fairly good speed and they need to adjust that speed and angle of approach to compensate for an object on their left side. The view that east-bound Weber Rd drivers have, of the oncoming west bound traffic, is hampered today when the crops are at their mature height and the line-of-sight is lost. Additional caution on the part of the east-bound/left-turn drivers is required to assure oncoming west-bound traffic is cleared. This blocking of the left-turn line-of-sight view becomes a real concern with the addition of homes, berms and/or landscaping down the south side of Weber Rd and the bend needs to be straightened.

I completely support all aspects of this petition.

I oppose the Ryan Homes plan as currently portrayed, due to: poor design, poor dimensions, horrible traffic considerations being ignored, major impacts to our school system and overcrowding, sewer and water runoff studies are woefully outdated, and the safety considerations have not been addressed. The trustees should deny this proposal.

We need that land to be a park and the TWP should buy it with TIF monies. all 90 acres.

Already there can be a continuous line of cars on Branch Hill Guinea between Loveland Miamiville and St Rt 28 around 4:30 pm weekdays.

This will make my street a main cut through for traffic to avoid the Weber/BHGP intersection. Please consider the current residents.

Small houses on small lots will bring down our property values. I'm concerned about overcrowding of our already crowded schools and roadways.

I do not support the Ryan home expansion plan
