Dear All, we are getting closer to the AGM and want to add an agenda that we covered for all to vote on. Pls find the agenda and will really appreciate if you can advise who wants to be on the HOA plus send a short profile to [email protected]. Here is the agenda I want them to have to vote on: • 1. Home owners want the original architectural guidelines incl phase 9 unless enforced by municipality and all colours currently in the estate to be allowed incl vegetation unless damaging to the environment for all phases.If home is not approved while complying to initial architectural guidelines/guidelines enforced by municipality then the member can appeal. The appeal will be heard by architect, HOA and immediate surrounding neighbours (at least 4) that has equal voting rights to vote on the appeal. • 2. Home Owners want building levies scrapped because 50%+ of the estate didn’t have this. We propose a building levy after 15 months from breaking ground to ensure owners don't take to long to build their new home. • 3. Home Owners want HOA replaced with professional management team that has no direct benefit from members in the estate that is overseen by Home Owners Committee. The Management team and Home Owners Committee should have no benefit in the estate and only members can sit on the HOA for 1 year.The HOA should comprise of at least 10 members that are representative of the estate (Phases, Gender, Ethnic,Age) and key decisions can only be made if 5 or more HOA members are present at HOA meetings. • 4. Financials to be published annually online with notes of expenses and reasons for key capital decisions/changes made that cost the estate over R100 000 • 5. All key decisions costing over R100 000 need majority of homeowners approval through electronic vote, all meetings of HOA agenda and minutes to be published monthly in members area of website. • 6. Rules and penalties clearly defined and agreed on with members given an opportunity for remedial ac

Received email notification - HOA meeting on 23rd August. Critical everyone attends. I will be submitting some queries to be discussed and also more surprised to read that the speed camera has been deployed...

Not sure if everyone saw the email notification around speed cameras. Concerned as seems this draft is to be implemented, people trained already and possibly equipment purchased.. 1) Im opposed to the speed cameras Im afraid - seen this cause unnecessary disputes as legally there is several concerns which in my opinion need to be tabled to HOA. 2) I noticed there is a new version of the Baronetcy HOA Committee Protocol dated June 2016.... Does anyone have ver1 - I have requested and not sure if anyone else was made aware of this change. Is anyone aware of a closed facebook group or something where all the home owners can air concerns?

Hi All I have received a response from the HOA and continue to engage but to summarise: 1) They threatened to take legal action against me, its interesting that they took this approach and that they want to take action that will be paid by our levies without trying to find solutions. I will ensure that I alone be responsible for this petition so that no member supporting this will be taken action against. I assure you that but will also provide a promise that I won't be threatened of back down until our estate is back on track and grieviences totally understood and changes made. 2) They said 50% of the estate is built up but our point stands why do 50% of members have to pay building levies when 50% didnt have to pay this, especially if this is a decision coming from an HOA who all have standing homes. We will continue to ask for this to be scrapped. 3) Changes to the HOA and mgt team was pretty much ignored and I was pointed to the constituation so clarified what we want in our petition. 4) They agreed to publish financial with notes and look forward to seeing this in members area of website 5) On the notion of asking that they engage the community on decisions costing over R100K and affecting our lives they pointed me to the constitution and their right to make these decisions without our enagement. This truly is scary that they dont want to engage the community on important decisions? 6) They said its first time they heard rules are not understood and that this statement is unfounded so I clarified for them that communication lacks and that they need to give a member appropriate warning/request remedial action before issue of fines. We dont want a police force but a HOA and mgt team that engages first then penalises if members continue to over step the rules. 7) They said that we need to air any concerns about decisions at the AGM and in conclusion that I need to share their response and threatened me again with legal action if I don't. Hi All Quick example, just received my monthly levy statement and had a charge of R500 to clear one of my sites. I was never asked to clean my site or informed that they will mow the lawn on my site that didnt have any grass. Key here is that nobody communicated this so totally unacceptable. I'm not paying building levies or these addl charges until we have this worked out. We currently have 52 erwe already signed up to this forum and counting.so should be min 60 by end of the week then we ask for special AGM to make change happen.

Everyone Thanks for supporting the petition, its getting a lot of traction and clear that we need some change. We will need to propose committe members so can you pls put in the comments section your name, erf nr and email if you want us to put your name forward as a potential comitte member. Jose James already put his name up. As suggested we need at least 10 committee members to help turn this ship around. Its important that you have experience managing an estate or facility management. Its also critical for all to look inward and ensure that they dont put their name up for personal gain but for the well being of the estate. We can then review all CV's and put 10 names forward. In June is the AGM and that is when we need to vote on these changes and new members.

Need total transperancy- Committee members established is to be investigate for: 1. who has closed the old security contract, opened new company and transferred some of the old security to the new company. Why are there no black security guards? Who owns the new security company? Why is there only one architect given business for quality guideline inspections? who authorised just one? 2. Is/was there under handed businesses going on? 3. Do HOA members get paid? if yes why? who authorised? 4. Who was awarded construction, maintenance & cleaning contracts, how was it awarded, by what selection process? Who owns the company? 5. Complaints of fines must be addressed urgently !!, who signed the fines, where are the reports and reasons? Who is the authorised name on the report, Where does the fine proceeds(money) get allocated and used in the budget? 6. Its time for the HOA to be reflective of gender, and the new South Africa culture, where are women members? 7. Baronetcy is not: an owners prison, a laarger with walls neither is it a dog to be wagged by the tails of employees /contractors. 8. Those who dont like living in a multicultural estate - to raise our children with love and respect to all, have the freedom of choice to live elsewhere.

We should look at the breaches committed at the gates as notifications sent to the estate manager gets acknowledged but same problems still persists. See the next time how the security patrols with the golf cart ( more a casual / leisurely drive ).

I am a resident who has just recently sold my house in the estate . I have also recently purchased a plot in phase 9. If I listen to all of the above and read all previous emails floating around, then i am becoming a concerned resident. This is such a beautiful estate to live in. Surely the fact that we are paying a premium price for the land and building enormous homes, that the HOA should listen to the cries and concerns of the residents. I am fully behind this cause.

1) Unfortunately its becoming very unpleasant to be part of a community where matters are being decided upon by a few individuals only. Any upgrade/changes to the estate are supposed to be voted on and homeowners advised accordingly. However this does not happen. We are paying for monthly levies so it is only fitting that we are informed of how the money is being spent. 2) The rules and penalties are getting completely out of hand! The rules are not clearly defined. And even when informing security, unreasonable decisions are being made and then penalty is imposed anyway. 3) Plans and subsequent changes take way too long and are not given the immediate attention they sometimes require.
