Developers, regardless of risk they take developing a piece of property need to relinquish control at either 50% or 75% complete...NOT the proposed 95%!

Please Veto House Bill 361 - HOA’s

Governor Little... I am requesting you VETO House Bill 361 for HOA'S. Thank you a concerned citizen of Star and a registered voter.

PLEASE VETO this bill so Homeowners in Idaho can have FAIR representation of the communities they invest and live in.

I believe that HB361 unfairly benefits the Developers and Builders at the expense of the homeowners and codifies into law what the developers have been wrongly forcing on homeowners without a law. Homeowners should not have to subsidize the developer’s investment risks, especially since they cannot share in any future profits. HOA governing documents serve as community “constitutions.” However, they are essentially one-sided contracts, written to benefit developers. It is apparent that the author of this bill was either a developer or their representative, someone who just does not understand the transition process of an HOA, or a combination of the aforementioned. There are many areas in which this Bill falls short of providing the transparency and enforcement issues confronting the homeowners who live in HOAs. As a former board member, I have seen the lack of transparency and cooperation with homeowners first hand. The passing of any HOA laws should be to level the playing field through checks and balances; and to empower homeowners or designated representatives to hold the HOA developers and/or their Boards of Directors accountable to the law and the community governing documents. I urge you to VETO HB361 as it is an atrocious piece of legislation.

This bill needs to be vetoed and a more mutual benefiting bill needsc to be established. HB 361 doesn't give Homeowners enough control of their HOA until very late in the game and the developers have 120 days to even add a minority. Yes, some control is better than none but why pass a mediocre bill when you can just go back to the drawing table and write a solid good bill that gives Homeowners more control than that of developers.

HB361 is a developer written and promoted bill. It does NOTHING for Homeowners. A single seat a the Board table is a hog tied gag order seat- not worth the paper it's written on. This is a false bill; making legislators feel good about doing "something over nothing". That something is acutally punitive to homeowner constituents to allow the abuses of status quo. Stand with patriots and ask Governor Little to VETO HB361 so we can have common-sense win-win HOA Legislation in Idaho

Please veto HB 361. No input from homeowners in this bill. Keeps HOA dues in control of developers until project completion.

This is a terrible Bill for 500,000+ homeowners in Idaho HOAs. Gov. Little, PLEASE LISTEN!
