To change the zoning on this parcel from Community Commercial, to High Density Residential, will forever eliminate any the opportunity to collect tax revenue from businesses on this parcel. We knew when we bought our home that the subject parcel was zoned commercial, and that was acceptable. It is NOT acceptable to change the underlying zoning to high density residential, for a variety of factual reasons.

Please don’t build apartments here and keep it zoned for commercial occupancy. Traffic is already really bad for school and work in the morning and this will make it a lot worse. Also, we have serious issues with vandals and theft and adding apartments right in our backyard will make it even worse. Finally, foot traffic in this area will be much worse as more youth from the apartments will roam the streets and use the green spaces in our community which we pay to maintain.

Allowing an apartment complex in this neighborhood negatively effects the demographics of the area. Crime will increase as home prices decrease. We did not buy in Greer Ranch with the anticipation of loss of property values. We specifically bought in this area because there are no apartment complexes. Studies show the negative impacts of apartment complexes. Keep our areas like the Surprise we requested to live in. Apartments belong in the original square mile or off bell road.

We bought at Greer Ranch specifically for the area, the future plans which included Prasada. Apartments will decrease our home values as well as increase crime in the area. This is a very bad idea for the area. I strongly oppose this type of development at Greer Ranch. Bad enough that we have Red Bull going in on the south east corner. There are plenty of affordable housing options available in surprise. Keep the demographics as is and stop screwing up what has already been planned. Bring Prasada back.

A gas station and apartments would be fine but, they should be more near the freeway not by higher price neighborhoods like Greer ranch, Marley park, and Legacy park. They should go in a open area so they are not affecting people’s current home values. For example there is a lot open land next to the car dealerships. Apartments could go in that area without impacting current neighborhoods.
