I believe a city’s elected representatives (and the staff answer to them) are better-situated to decide the building standards for their community. This bill, if allowed to take effect, will trigger a “race to the bottom” for home builders and developers - and the cities will be powerless to stop it.

In Texas, the newer towns that have harmonized the look/feel of the town provide a much better environment for families that reside/visit the area. I would much prefer the standardization to allowing design decisions to vary by the builder.

HB2439 removes the right of each municipality to decide on how it wants it structures to look and, as importantly, how its structures hold their value and enhance the tax base. When given an option, builders and developers typically choose the LEAST expensive option which may not be the best option. As citizens, we have a choice as to where we wish to live. If a municipality has chosen finishes that I find objectionable, I can choose to live somewhere else. To attempt to restrict a municipality from enhancing its tax base by choosing better finishes on its structures is inappropriate and bad for Texas. Please veto this bill.

If a municipality has chosen finishes that I find objectionable, I can choose to live somewhere else. To attempt to restrict a municipality from enhancing its tax base by choosing better finishes on its structures is inappropriate and bad for Texas.
As you can tell, there is legislation which is aimed at prohibiting municipalities from dictating the materials and material percentage to be used on the exteriors of the housing and structures in their community. This would be devastating for the masonry industry and would seriously affect the look of certain cities. We are looking for a veto from the governor and need your immediate help.

Please veto this bill. It is crucial that local elected officials have the flexibility to regulate building materials and aesthetics according to their local constituencies needs and desires. As a proponent of small/less government, I would hope that you would defer to the idea of allowing local municipalities have this control over the state legislature in Austin making those decisions.

This bill will prohibit cities protecting and/or developing architecturally pleasing areas...charming downtowns do not happen by accident or the free market. It takes thoughtful planning coordinated by the residents, city officials, developers, and planning consultants to create beautiful areas. Please do not enact this flawed measure. It could ruin many of Texas great downtowns..imagine the consequences of this bill to downtown Fredericksburg.
