Upon initial assessment of the proposed expansion of Pebble Creek Parkway to accommodate greater traffic flow, the existence of the HVTL easement component of the road makes the idea seem plausible. However, this initial assessment though desirable by a planning commission who do not reside in the community fail to understand the impact on the lives of the Pebble Creek residents, environment, and general safety of bike riders and pedestrians. The expansion will limit the safety of biking and hiking routes in the lick creek trail system, disrupt the water flow and groundwater absorption to of Lick and Alum Creeks. Even though these are only a few aspects of trying to cram in a four lane road through an existing community, there are several other items to consider that will be negative in a cost benefit analysis to the College Station area. The cost to develop the sound barriers that would be necessary to eliminate the road noise, will greatly impact the project. In addition, the construction of overpasses necessary to provide safe crossing of the Pebble Creek parkway create not only cost concerns they provide safety issues that encounter legal issues to be aligned with state and federal guidelines. The depreciation of the home values, not only impacts the city, it would greatly reduce revenue for other taxing entities such as the county and school district. In addition, there needs to be an environmental impact study that would have to be conducted to ensure there is limited imposition on Lick Creek Park. These are only a few disadvantages to the expansion of Pebble Creek parkway to a four lane road.

If you need a road to Southern Point, consider improving Rock Prairie Road. It already intersects Highway 6.
