As a 49 year resident of Laguna Niguel, I have seen enough apartments and condos. My wife and I are regulare theater-goers (SCR). We would love a local venue as well!

As a land planner this is as bad an idea as the county's attempt to develop the El Toro Airport instead of a county park.
As quoted by the URBAN LAND INSTITUTE "The suburbs that are doing the best are the ones that have public gathering places that have a heart and soul"
Recent studies find that Senior citizens want to remain in their existing homes and are most satisfied when associated with universities, arts, social opportunities.
We do not want nor need more housing in this PLANNED COMMUNITY!
