We, the residents of Blackwalnut Cove in Annapolis, request that MRIS Listing# AA10299294 (Bright MLS Listing# 1002046998) at 1201 Blackwalnut Lane, Annapolis, MD 21403, display a status of 'Other/Undisclosed' in MRIS for the remainder of it's listing duration, as well as once it is sold. Especially with it being listed for significantly less than other recent sales in the community, it is already affecting, and will continue to affect, the community's home values.

We understand that this is not a Potential Short Sale as it was originally listed, but also do not believe it can be considered a Standard Sale, per MRIS' definition of a 'Standard' Sale: "Standard: refers to a property which is available for sale or rental without third-party involvement or approval."

The comps in Blackwalnut Cove are being totally ruined by this. Please just change the status to undisclosed.

This price is way off from what we all just paid. Needs to be updated so it doesn't wreck our appraisals.

Seriously? My neighbor just sold for way more. Stop dragging us down.

Agree. This sale type label is misleading and hurts everyone here.

Please consider changing the transaction type as this significantly below market sale negatively affects home values.
