Dear Neighbors,

This letter is to inform you that we are planning to file an application for a variance with Harrisburg’s Zoning Hearing Board to establish a real estate office on the 1st floor of 712 Green Street.

Our intent is that this will be a temporary situation that would allow our real estate group to minimize starting costs while attempting to launch a new business. Ideally, we would prefer a virtual office inasmuch as we plan to see clients at other locations (their own homes, coffee shops, settlement offices, etc.). However, the State of Pennsylvania requires a physical address. We would also prefer to situate a physical office in a much more visible & trafficked area, and plan to do so as soon as we are able.

The request for such an exception would likely not have been envisaged at all if not for the fact that a commercial business was previously housed here. As many of you know, the beloved Bare Wall Gallery operated from this space for 40 years prior to our purchase of the property. So the idea of a commercial space here is not particularly new. However, we anticipate minimal foot & vehicle traffic, in comparison, for the proposed office - and only during normal business hours.

Please know that while we would be grateful for the advantages that a variance would provide for this endeavor, we are also concerned about maintaining a quality neighborhood and being good neighbors overall.
