6501 Shattuck Avenue

An application for the development of a four-story building at 6501 Shattuck Avenue is currently under review by the City of Oakland Zoning Division. The proposed design is grossly out of scale with the neighborhood, negatively impacts solar access and privacy of adjacent neighbors, and detracts from the character of the street.
In addition, the Property Owner routinely disregards building, zoning, blight laws, fines, and stop-work orders at 6501 Shattuck and his other properties in Oakland, Berkeley, Concord, and Pleasant Hill, and habitually files frivolous lawsuits and engages in courtroom battles.
As such, neighbors hereby request that the City:
1) Hold the Proposed Project to Current Zoning Standards (in place since 2011) -
3-stories; No Variances; and No Encroachment Permits for projecting bay windows over the public right of way.
Mitigate Impacts to neighbors and neighborhood character; step building massing away from property perimeter; and eliminate casting shadows on adjacent outdoor spaces.
Complete Section 4 (Project and Lot Information), including height, setbacks, lot coverage, and number of units; Sec. 6 (Tree Preservation); and Sec. 8 (Hazardous Waste and Substances) of the application form; update Variance Justifications to reflect current design; accurately show adjacent buildings; and submit photographs of site and neighboring buildings.
