What recourse do we have? What would it take to get a new management company with ACTUAL experience managing a LEED Certified/Luxury Building?

The new Folks are good people. It's hard walking into a new community when you've been charged with being in charged yet you do not know anyone. I like the rest of you will be very disappointed if we lose the coffee machine, and also if the common area continues to be booked out on the weekends.
Max, thanks for organizing this. You have my vote to keep the coffee machine on the 20th floor and to keep things the same in general.

I am really disappointed with Equity's transition. I used to be friends with mostly everyone in the building, but a lot of the new residents don't even smile. It must be some correlation with who Equity attracts. Of the original tenants who signed their leases in the summer of 2014, very few have renewed their leases. Sadly this apartment complex won't ever be the same. The coffee machine is the last straw, really.

It would be delightful to have the Equity Welcome Party on the 20th floor instead of the lobby level so we can all enjoy meeting the new management with some Java and a game of pool. Wait, they took the pool sticks away also. Check out the August court case Equity is still trying to wrangle, "Perry v. Equity Management Company, Inc". Thanks M for setting this up!

For a company that has numerous buildings and buys numerous, Equity should have done a much better job with the transition. They could have gotten early "wins" with new gym equipment, new pool felt (which is on the way) and a working coffee machine. It is really that easy. This is foolish of them. I have to give them some slack, Graystar didn't help them at all. The outside "concierge" company? They must go. The Woman today stood outside the front door two feet away and smoked cigarettes.

Equity has fallen short in just about every aspect compared to Graystar. The grills aren't working because they need to be cleaned, they took away the pool cues, the fireplace is broken, management is always parking their cars in the driveway causing traffic jams, the concierge are never at the front desk, and now they're taking away the coffee machine because they're too cheap/lazy to fix it?! F that! I don't have enough fingers and toes to count how many new apartment buildings are being built within a half mile radius of here. Good luck trying to get me to resign my lease, Equity. #315onLame

You would think that for $50K+ a year they could afford to maintain a coffee machine! Time to move to a new building. Very unfortunate because I truly felt like we had an awesome community of residents here at 315 but the new management is slowly destroying this building.
