Can we add to keep the dog park open 24/7 in there too? No sense it closing it at 11pm

May want to specify what the elevator issues are, in case this becomes a legal document. I have also seen lots of fruit flies.
In addition to 10% discount or drop of price to current rate we should ask no rent increase at the end of the year.
Has anyone reported these issues to the city of Philadelphia?

Not to mention the roaches in the hallway and in the apartments. Also the black mold in a lot of the apartments, including mine. I understand it’s an old building but management, when asked about an exterminator, said we would have to hire one privately. What do I pay the high rent for? It’s ridiculous.
