To the Honorable Members of the Village of Plandome Planning Board:

We, the undersigned residents, property owners, and neighbors of the Village of Plandome, respectfully request that the Planning Board deny the application to subdivide the property located at 10 Heights Road into two separate residential building lots.

Our opposition is based on the following planning and zoning concerns:

  1. Preservation of Neighborhood Character. Heights Road is an established neighborhood characterized by generously sized lots, spacious setbacks, mature landscaping, and a consistent pattern of development. The proposed subdivision would introduce a development pattern that is inconsistent with the existing character of the street.
  2. Impact on the Streetscape. The proposal would alter the visual rhythm and spacing of homes that contributes to the unique residential character of Heights Road and the Village of Plandome.
  3. Consistency with the Purposes of the Village Zoning Code. The Village’s zoning regulations are intended to preserve the quality, appearance, and character of established residential neighborhoods. We respectfully request that the Planning Board carefully consider whether the proposed subdivision advances those objectives.
  4. Potential Environmental and Infrastructure Impacts. Additional impervious surfaces, grading, tree removal, stormwater runoff, and increased traffic should be carefully evaluated before any approval is granted.
  5. Community Interest. The existing lot has functioned as a single residential parcel for many years. Preserving that configuration helps maintain the open character and residential quality that residents value and that has long defined Heights Road.

We respectfully request that the Planning Board consider these concerns during its review of the application and deny the proposed subdivision if it determines that the proposal is inconsistent with the Village’s zoning regulations, subdivision standards, or the public interest.

Thank you for your careful consideration of this matter.

I am signing this petition to help preserve the beautiful nature of Plandome. Allowing a subdivision such as this will adversely affect the value of neighboring properties and create an unwanted precedent.

We want to keep Plandome the beautiful village that it was intended to be without decreasing the footprints of our lovely lots to squeeze in more houses .

There is a distinct charm to neighborhoods that maintain their original spatial design, and Heights Road in Manhasset is a perfect example of that. The Generous lot sizes create an estate-like, open feel that is becoming increasingly rare in suburban communities. When a larger lot is subdivided, it doesn't just change a single property line; it alters the rhythm of the entire streetscape-often leading to larger, closely packed homes that disrupt the visual flow the neighborhood was built upon.

For all the reasons listed in petition itself. Additionally, having grown up in area one of the reason I. Hose to buy 50 Heights road was the prestige my parents always associated with Heights Rd.

If the village allows this the character of this street will be destroyed.how the village can turn down next year the next petition to do the same thing?

My family moved to Heights Road about 4yrs ago. It was extremely important to my husband and I to continue to preserve and maintain the beauty and grandeur of Heights Road as we began our own home renovations. I grew up in Bayside, Queens and I am all to familiar with how a neighborhood can change when a single home lot is divided up for multiple dwellings. It is so important for current and future residents to preserve & protect all the reasons they chose to live in an area in the first place.

Beauty is rare. That is why it is so important to honor and maintain beauty. If we let it go, it is gone forever.
