To the Honorable Members of the Village of Plandome Planning Board:
We, the undersigned residents, property owners, and neighbors of the Village of Plandome, respectfully request that the Planning Board deny the application to subdivide the property located at 10 Heights Road into two separate residential building lots.
Our opposition is based on the following planning and zoning concerns:
- Preservation of Neighborhood Character. Heights Road is an established neighborhood characterized by generously sized lots, spacious setbacks, mature landscaping, and a consistent pattern of development. The proposed subdivision would introduce a development pattern that is inconsistent with the existing character of the street.
- Impact on the Streetscape. The proposal would alter the visual rhythm and spacing of homes that contributes to the unique residential character of Heights Road and the Village of Plandome.
- Consistency with the Purposes of the Village Zoning Code. The Village’s zoning regulations are intended to preserve the quality, appearance, and character of established residential neighborhoods. We respectfully request that the Planning Board carefully consider whether the proposed subdivision advances those objectives.
- Potential Environmental and Infrastructure Impacts. Additional impervious surfaces, grading, tree removal, stormwater runoff, and increased traffic should be carefully evaluated before any approval is granted.
- Community Interest. The existing lot has functioned as a single residential parcel for many years. Preserving that configuration helps maintain the open character and residential quality that residents value and that has long defined Heights Road.
We respectfully request that the Planning Board consider these concerns during its review of the application and deny the proposed subdivision if it determines that the proposal is inconsistent with the Village’s zoning regulations, subdivision standards, or the public interest.

I am signing this petition to help preserve the beautiful nature of Plandome. Allowing a subdivision such as this will adversely affect the value of neighboring properties and create an unwanted precedent.
