We object to the proposed development of up to 116 houses on greenfield land south of Station Road in Fenny Compton.
This is not a small change. It would place new housing entirely outside the Built-Up Area Boundary and would reshape the village, the rural setting, and the landscape that gives this place its character. We know our village, and we know what is at stake. Fenny Compton has already seen 100 new homes at Compton Locks, and the local housing requirement has already been fully met. That matters. When a community has done its share, it should not be asked to absorb speculative expansion that serves profit more than local need.
The claim that this development is needed to address a housing shortage across Stratford-on-Avon District does not match the reality on the ground. The problem here is not lack of development. It is overdevelopment in the wrong place, on greenfield land that should be protected from unnecessary building.
There are also serious practical concerns. Surface water flooding poses a real and unmitigated risk to Station Road. Local roads and infrastructure are already under pressure, and adding hundreds of new residents and vehicles will only make that strain worse. The result will be more congestion, more pressure on services, and more harm to the quiet rural character that residents value and depend on.
The Compton Locks Residents & Community Association has prepared a formal community objection on solid material planning grounds, including local policy and documented flood risks. We support that objection and ask planning officers to give it proper weight.
We want a clear decision that respects the Built-Up Area Boundary, protects the rural landscape, and recognises that Fenny Compton has already met its housing requirements. This proposal should not go ahead.
This development will place far too much strain on the village of Fenny Compton. The village has struggled enough with the introduction of Compton Locks. The village does not have adequate services or infrastructure. An Increase in traffic alone will overwhelm the village as it can barely cope with the traffic it gets at this current stage. It is regularly used as a cut through by motorists to areas such as Kineton, Gaydon, Burton Dassett and Avon Dassett. A new development here is unwise.
