I oppose the proposed R4 apartment complex near Heritage Park because I don’t think a high-density development is a good fit for this location. I’m concerned about the extra traffic and congestion, the strain on local infrastructure, safety, and the effect on the character of the surrounding neighborhoods and Heritage Park. I support responsible growth, but I think development here should fit in with the community rather than overwhelm it.

Our area has a lot of traffic as it is. I don’t want apartments to add to it. Also, the beautiful open spaces are disappearing which is so sad to see.

Our home values are some of lowest in the Blue Valley School District. High occupancy apartments, literally in our backyard, drive property values down. Pflumm and 159th St would not be able to handle this huge influx in traffic. Apartment tentant turnover can also weaken a community. Renters don’t typically take the level of pride and care for the community as owners. Why the incessant push to develop every vacant plot of land? It’s ok to let some land remain green space.

City infrastructure is inadequate to support high volume apartment housing at this particular location. Traffic is already dense and dangerous at 159th and Pflumm and the streets struggle to accommodate the current amount of traffic. Also, we are concerned that it will negatively affect existing home values in neighboring subdivisions and introduce safety concerns for the neighborhood.
