Hi All investors on Yas Beach Residence.
I am an investor in this property, citizen of United States, residing in US and a business owner and avid investor.
I believe that we all should gather proper documentations and reach out to the authorities monitoring Siadah Developers and should file an official case with the municipality, Judicial System and RERA Abu Dhabi. I sincerely believe these thugs will not be completing anytime soon and unless this is not heard by the proper authorities then this will not move any forward.
I have already attempted step 1 and initiated step 2. filed with the Municipality and now step 3 have proceeded to file with the judicial court. I would advise everyone to follow the below instructions.
1. Contact the Developer Directly
• Start by addressing your concerns directly with the builder.
• Keep all communication in writing (emails, letters) for documentation.
2. File a Complaint with the Department of Municipalities and Transport (DMT)
• The Abu Dhabi Department of Municipalities and Transport (DMT) regulates real estate activities in Abu Dhabi.
• You can file a complaint through their online portal or by visiting their office.
• Website: www.dmt.gov.ae
• Attach supporting documents such as your contract, proof of payments, and all correspondence with the developer.
3. Reach Out to the Real Estate Regulatory Authority (RERA Abu Dhabi)
• Abu Dhabi also has regulatory authorities under the DMT to address property disputes.
• Submit your complaint along with necessary evidence.
4. File a Case at the Abu Dhabi Judicial Department
• If the above steps do not resolve the issue, you can file a case at the Abu Dhabi Judicial Department (ADJD).
• Website: www.adjd.gov.ae
• You may need a local lawyer to represent you.
5. Approach Consumer Protection Department
• You can also file a complaint with the Consumer Protection Department under the Ministry of Economy.

I am an apartment investor from US and have not received any tangible updates from Siadah for yas beach residence development and have severe concerns of transparency and delivery of this project.

This needs to be amended, the original completion date was Q4 2023, delayed to Q4 2024 and now it is Q4 2025.
They haven't event build the first floor so I doubt they will complete this project by Q4 2025.
Also, the lies for example initially it was sold as having access to the beach but the beach club opposite is private and requires a fee to enter, therefore not having access to the club. I spoke to people at the Yas Beach Club and they said that usually residents who purchase from new get first years access, therefore this isn't an offer exclusive to Yas Beach Residence, however Saidah lied giving the impression the owners of property in YBR have free access to the beach with no time limit.

I have no place to live as you have delayed the building and the handover . You are responsible for this . You need to find me a new place to live until you finish the project.
